Cummington Sale Prices Remain Unposted as Five Properties Change Hands

CUMMINGTON -- Five properties changed hands in Cummington over the past month, but sale prices for all of them had not yet reached the Hampshire County Registry of Deeds as of this report, leaving the period's dollar volume undetermined for now.

MARKET OVERVIEW The registry recorded nine deed-related filings for Cummington addresses between Aug. 28 and Sept. 26. Of those, five represented an actual transfer of property to a new owner: 42 Lilac Ave, 83 Porter Hill Road, 36 Powell Road, 0 Mount Road and 21 Dodwells Road. Sale prices were not yet available for any of the five, a normal lag in when figures reach the registry, typically within about a week of recording. Because no price data had posted for this period, a price range and median sale price cannot be reported. Two of the five transfers moved property out of bank ownership: 42 Lilac Ave from Florence Bank and 83 Porter Hill Road from Greenfield Cooperative Bank. A third, at 21 Dodwells Road, came from Mortgage Electronic Registration Systems Inc. The town of Cummington also acquired a parcel at 0 Mount Road from private sellers.

MARKET NOTES Three of the five transfers involved a lender as the seller: Florence Bank at 42 Lilac Ave, Greenfield Cooperative Bank at 83 Porter Hill Road, and Mortgage Electronic Registration Systems Inc. at 21 Dodwells Road. The town of Cummington acquired the Mount Road parcel directly from the Fiegenbaum family.
