Cummington's Three Disclosed Sales Span $40,000 to $140,000 in July

CUMMINGTON -- Eleven property deeds were recorded in Cummington during the four weeks ending Aug. 1, but only three disclosed a sale price, leaving most of the month's transaction activity undocumented in dollar terms. Prices among the three disclosed sales ranged from $40,000 to $140,000.

MARKET OVERVIEW

The Hampshire County Registry of Deeds recorded 11 property transactions in Cummington between July 3 and Aug. 1. Of those, three carried a disclosed sale price: $40,000, $89,215 and $140,000, producing a median of $89,215 among priced sales. The remaining eight transactions were recorded without a consideration amount, which is common for deed filings involving trusts, easements, homestead declarations and lender transactions. Based on the raw count alone, 11 recorded deeds in a four-week span is a modest volume consistent with Cummington's small size, but without prior-month data for comparison, this report cannot characterize the period as unusually active or quiet.

TOP SALES

The month's highest-priced transaction was 162 Nash Rd., which sold for $140,000 on July 31. Seller Elizabeth Anderson transferred the property to CMG Mortgage Inc. and CMG Home Loans. The second-highest disclosed sale was 19 Beechwood Rd. at $89,215, recorded July 15; sellers Corey Delisle and Verna M. Ridel transferred the property to the Town of Chesterfield. The third disclosed sale was 77 Shaw Rd. at $40,000, recorded July 17, with seller Maureen A. Lavigne transferring the property to Florence Bank. No other transactions in the dataset included a sale price.

NEIGHBORHOOD BREAKDOWN

Bryant Road saw two recorded transfers during the period: 33 Bryant Rd. on July 23 and 216 Bryant Rd. on July 3, both without a disclosed sale price. No other street had more than one recorded transaction. Among the three sales with disclosed prices, one fell under $50,000 (77 Shaw Rd., $40,000), one fell between $50,000 and $100,000 (19 Beechwood Rd., $89,215), and one exceeded $100,000 (162 Nash Rd., $140,000). The remaining eight recorded transactions, spread across Luther Shaw Road, Bryant Road, Stage Road, Porter Hill Road, Main Street, Powell Road and Brown Avenue, carried no price data.

MARKET NOTES

Mortgage- and bank-related entities appeared on multiple sides of this period's recorded transactions. Mortgage Electronic Registration Systems Inc. (MERS) was listed as seller in two transactions -- 8 Luther Shaw Rd. and 8 Brown Ave. Florence Bank appeared as both seller (77 Shaw Rd.) and buyer (33 Bryant Rd.) in separate transactions, and BankESB was listed as seller of 200 Stage Rd. CMG Mortgage Inc. and CMG Home Loans were the buyer of record for the period's highest-priced sale, 162 Nash Rd.

One transaction reflects a within-family transfer: 47 Main St. moved from Lyle Hazel and Janeen Romey, both listed as trustees, to Lyle Hazel and Lyle M. Hazel individually. This report does not speculate on the reason for the transfer.

Three of the 11 recorded documents were not conventional property sales. The Porter Hill Road (20 Porter Hill Rd.) and Bryant Road (216 Bryant Rd.) records list the buyer as "Declaration of Homestead," and the Powell Road record (110 Powell Rd.) lists the buyer as "Easement Agreement." These reflect other instrument types captured in deed records rather than transfers of ownership for a sale price.
