SOUTHAMPTON -- Twelve deeds were recorded in Southampton over the past four weeks, led by a $4,224,000 transfer of a College Highway property to Greenfield Savings Bank. Most of the period's other transactions did not include a disclosed sale price.

MARKET OVERVIEW The Hampshire County Registry of Deeds recorded 12 transactions in Southampton between July 17 and Aug. 15. Only four included a disclosed sale price, ranging from $200,000 to $4,224,000, with a median of $300,000 among those four. Price was not disclosed for the remaining eight transactions, which is typical for deed records and does not necessarily indicate a private sale price of zero. Twelve recorded deeds in a one-month span is a moderate raw count for the town; with two-thirds of transactions carrying no public price figure, the disclosed data offers only a partial picture of overall market value for the period.

TOP SALES 17 College Highway sold for $4,224,000 on July 22, the period's highest-priced transaction. The seller was listed as Shivesha LLC and the buyer as Greenfield Savings Bank. 172 College Highway sold for $350,000 on July 23. The seller was Elemcy Inc and the buyer was Bryan D. Gagnon. 72 High St. sold for $250,000 on July 17. The sellers were Deborah A. Damico and Gene Damico, and the buyer was Polish National Credit Union. 24 Line St. sold for $200,000 on July 22. The sellers were David L. Carmody and Andrea K. Carmody, and the buyers were Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc.

NEIGHBORHOOD BREAKDOWN College Highway accounted for two of the period's 12 transactions: the $4,224,000 sale at 17 College Highway and the $350,000 sale at 172 College Highway, both recorded within a day of each other on July 22 and July 23. No other street had more than one recorded transaction in this period. By price tier among the four disclosed sales: one transaction topped $1 million (17 College Highway, $4,224,000), and three fell under $500,000 (172 College Highway at $350,000, 72 High St. at $250,000, and 24 Line St. at $200,000). The remaining eight transactions, spanning Edward Avenue, Crooked Ledge Road, Pomeroy Meadow Road, Halon Way, Garfield Circle, Fomer Road and Wolcott Road, carried no disclosed price and cannot be sorted into a tier.

These include Greenfield Savings Bank, First Internet Bank of Indiana, BankESB, Florence Bank, Polish National Credit Union, Rocket Mortgage LLC, Mortgage Electronic Registration Systems Inc, GoodLeap LLC, US Bank Trust NA and T Bank/Peoples United Bank NA. One transaction, the July 20 transfer of 5 Garfield Circle, moved from US Bank Trust NA as trustee for one named trust to US Bank Trust NA as trustee for a different named trust ("Acquisition Trust"). The deed data does not indicate the reason for these institutional transfers.
