Chesterfield Sale Prices Span $100,000 To $340,000 With Few Disclosed

CHESTERFIELD -- Hampshire County Registry of Deeds records show ten documents recorded for Chesterfield properties between Aug. 7 and Sept. 5, but only two carried a disclosed sale price, ranging from $100,000 to $340,000.

MARKET OVERVIEW Ten deeds were recorded for Chesterfield addresses in the four-week period. Of those, two disclosed a sale price: $100,000 and $340,000, producing a median of $220,000 across the disclosed transactions. The other eight recorded no consideration amount, which the Registry of Deeds treats as normal and does not necessarily indicate a lower-value or higher-value transaction. Without price or volume data from prior periods for comparison, the ten recorded documents cannot be characterized as an active or quiet stretch beyond the raw count itself.

TOP SALES The only two transactions with disclosed prices were the highest and lowest recorded sales by default. The top sale was 9 Ireland St., which sold Aug. 14 for $340,000; sellers Susan E. Lavallee and Alan P. Lavallee conveyed the property to Citizens Bank NA. The second disclosed sale was 67 Fuller Rd., which sold Aug. 7 for $100,000; seller Kathryn Von Schoeler conveyed the property to Massmutual Federal Credit Union. Bed, bath and square-footage figures were not available in the deed data for either property. No other transactions in the period carried a disclosed price, so a fuller ranking of top sales cannot be produced from this dataset.

NEIGHBORHOOD BREAKDOWN Two streets had more than one recorded transaction. Ireland Street saw two: 309 Ireland St., transferred Aug. 25 from Mortgage Electronic Registration Systems Inc. to Jennifer Marston and Alison Watts, price not disclosed; and 9 Ireland St., the period's top disclosed sale at $340,000. Cummington Road also saw two, both recorded Aug. 21: 55 Cummington Rd., from Florence Bank to Debra C. Laliberte, and 59 Cummington Rd., from Freedom Credit Union to Jesse T. and Jessica L. McMillan; neither disclosed a price. The remaining six recorded documents were spread across six separate streets: Willcutt Road, Bofat Hill Road, North Road, South Street, Sugar Hill Road and Fuller Road, with one each.

MARKET NOTES Eight of the ten recorded documents did not disclose a sale price, consistent with the pattern the Registry of Deeds typically shows for this category of record. Four of the ten entries were not conventional property sales between individual buyers and sellers: a declaration of homestead filed at 180 Willcutt Rd. by Nancy M. Papillon; a decision on a special permit at 53 Bofat Hill Rd. involving Verizon Wireless and SBA Communications; a project agreement at 5 South St. involving the Town of Chesterfield's Environmental Affairs office; and a filing at 31 North Rd. from Roger Fuller, trustee, and the Roger Fuller Living Trust, which listed no buyer. One transfer, at 211 Sugar Hill Rd., moved the property from Lynn D. Martus alone to Lynn D. Martus and Kevin M.
