CHESTERFIELD -- Twelve deeds were recorded for Chesterfield properties at the Hampshire County Registry of Deeds between Sept. 4 and Oct. 3, but none of the transactions carry sale price data yet, and roughly a third of the filings were not open-market sales at all.

MARKET OVERVIEW Twelve documents were recorded during the period. None include a consideration amount in the registry data as of this writing, so a price range and median sale price are not available this period. Of the 12 filings, five involved a bank or credit union as either seller or buyer, which typically signals a foreclosure-related or lender-owned property changing hands. Three moved property between a trust and individuals sharing the same family name. The remaining four were not property sales: three declarations of homestead and one affidavit regarding estate tax, filings that protect or clarify an existing owner's interest rather than convey the property to a new buyer. Judged by raw count alone, that leaves eight actual transfers of ownership, and only five of those were between unrelated parties, a modest amount of open-market activity for a one-month period.

TOP SALES No sale prices were available for any of the 12 transactions recorded this period, so the transfers below are listed in the order recorded rather than ranked by price. Florence Bank transferred 49 Cummington Rd. to Gregory E. Monette and Kristen M. Hanley on Oct. 2; price not yet available. The USDA's Rural Development program transferred 205 Sugar Hill Rd. to Charles F. and Patricia Worpek on Oct. 1; price not yet available. Kathryn Von Schoeler transferred 67 Fuller Rd. to Greenfield Savings Bank on Sept. 30; price not yet available. Florence Bank transferred 23 Bissell Rd. to Dorothea C. Hanson on Sept. 17; price not yet available. UMassFive College Federal Credit Union transferred 588 Main Rd. to Patricia Obrien on Sept. 11; price not yet available.

NEIGHBORHOOD BREAKDOWN Fuller Road saw three recorded filings this period: a property transfer at 67 Fuller Rd. from Kathryn Von Schoeler to Greenfield Savings Bank, a trust transfer at 71 Fuller Rd. from CJ Lammers and Sarah Rauber to the CJ Lammers Trust, and a declaration of homestead at 17 Fuller Rd. Sugar Hill Road had two filings: the Rural Development-to-Worpek transfer at 205 Sugar Hill Rd. and a declaration of homestead at 272 Sugar Hill Rd. The remaining seven recorded locations, Cummington Road, South Street, Main Road (two filings), Bissell Road, North Road and an address not specified in the Chesterfield records, each had a single filing.

MARKET NOTES Five of the 12 filings named a bank or credit union, Florence Bank (two filings), Greenfield Savings Bank, UMassFive College Federal Credit Union and the USDA's Rural Development program, as either grantor or grantee, a pattern consistent with lender-owned or foreclosure-related property changing hands. Three filings moved property between a revocable trust and individuals carrying the same family name: the Hallenbeck, Keenan, and Lammers/Rauber transfers. Four of the 12 recorded documents were not property sales: three declarations of homestead (135 Main Rd., 17 Fuller Rd. and 272 Sugar Hill Rd.) and one affidavit regarding estate tax (30 North Rd.). No price data was available for any of the 12 filings as of this report; sale prices typically appear in registry records within about a week of recording.
