Chesterfield Median Home Price Holds at $100,000 Amid Wide Sale Price Range

CHESTERFIELD -- Twelve property records were recorded in Chesterfield between July 17 and Aug. 15, but only six carried a disclosed sale price, and four of the twelve were Declarations of Homestead rather than conventional property sales.

Among the six transactions with a disclosed price, sale amounts ranged from $25,000 to $340,000, with a median of $100,000. The period's raw count of 12 recorded documents suggests active filing activity at the registry, though the fact that only half of those records disclosed a price, and that a third were homestead declarations rather than sales, means the count alone overstates conventional buy-sell activity in town.

TOP SALES

The highest-priced transaction was 9 Ireland St., which sold for $340,000 on Aug. 14. Sellers were Susan E. Lavallee and Alan P. Lavallee; the buyer of record was Citizens Bank NA. Beds, baths and square footage were not available in the deed record.

At 59 Cummington Rd., the property sold for $160,000 on July 20. Sellers were Jesse T. McMillan and Jessica L. McMillan; the buyer of record was Freedom Credit Union.

Two properties sold for $100,000 each. At 67 Fuller Rd., Kathryn Von Schoeler sold to MassMutual Federal Credit Union on Aug. 7. At 67 Munson Rd., Laura R. Dimmler and Rebecca Giusti sold to Florence Bank on Aug. 5.

At 92 South St., the property sold for $98,000 on July 29. Sellers were Laura Noel and Joshua M. Noel; the buyer of record was Polish National Credit Union.

NEIGHBORHOOD BREAKDOWN

Ireland Street accounted for three of the 12 recorded documents: 9 Ireland St. ($340,000), 309 Ireland St. (price not disclosed, transferred to a Declaration of Homestead) and 195 Ireland St. (price not disclosed, transferred from trustees John D. and Diane A. Cennamo to a Declaration of Homestead).

Cummington Road accounted for two records: 59 Cummington Rd. ($160,000) and 55 Cummington Rd. (price not disclosed, from Theodora and Daniel Ryan to a Declaration of Homestead).

By price tier among the six disclosed sales: one sale exceeded $300,000 (9 Ireland St. at $340,000); one fell between $100,000 and $200,000 (59 Cummington Rd. at $160,000); three fell at or near $100,000 (67 Fuller Rd., 67 Munson Rd. and 92 South St.); and one fell under $50,000 (48 Mount Rd. at $25,000, sold July 20 by Robert J. and Sarah A. Germain to Greenfield Savings Bank).

The remaining recorded properties, 211 Sugar Hill Rd. and 326 Old Chesterfield Rd. and 271 Main Rd., carried no disclosed price and are addressed below.

Four of the 12 recorded documents were Declarations of Homestead rather than property sales: 309 Ireland St., 55 Cummington Rd., 195 Ireland St. and 271 Main Rd. (the last transferred from Charles A. and Cheryl D. Nugent). None of these carried a disclosed sale price.

Of the remaining eight recorded transactions, six listed a bank or credit union as either buyer or seller: Citizens Bank NA (9 Ireland St.), MassMutual Federal Credit Union (67 Fuller Rd.), Florence Bank (67 Munson Rd., as buyer, and 326 Old Chesterfield Rd., as seller to Jennifer and William Martin), Polish National Credit Union (92 South St.), Freedom Credit Union (59 Cummington Rd.) and Greenfield Savings Bank (48 Mount Rd.).
