Belchertown's September Deeds Show Thin Price Data as Registry Updates Lag

BELCHERTOWN -- Twelve properties changed hands in Belchertown between Sept. 4 and Oct. 3, according to deeds recorded at the Hampshire County Registry of Deeds, but as of this report only three of those transactions carry a recorded sale price.

MARKET OVERVIEW

The registry recorded 12 property transfers during the period. Of those, three list a consideration amount: $28,922, $200,000 and $210,000, putting the full price range at $28,922 to $210,000 and the median at $200,000. The remaining nine transactions show no sale price in the data, which typically appears at the registry within about a week of recording. Because price data is available for only a quarter of the month's transactions, the overall pace of the market, whether busy or slow, cannot be judged from the raw count alone this month.

TOP SALES

The highest-priced recorded sale was 261 Mill Valley Road, which sold for $210,000 on Sept. 4. The seller is listed as William C Digris, named both individually and as personal representative of the Digris estate; the buyer is Tang Properties LLC.

The second-highest recorded sale was 285 Rockrimmon St, which sold for $200,000 on Sept. 9. The sellers are listed as Ellis Miranda and Gemme Miranda G; the buyers are TruNorth Bank and Mortgage Electronic Registration Systems Inc.

The third recorded sale was 39 South Main St, which sold for $28,922 on Sept. 4. The sellers are listed as Bryan Castro and Emma Castro; the buyer is Mortgage Electronic Registration Systems Inc, also listed as MERS.

Bed, bath and square footage figures are not available from deed records for any of these sales. Prices for the other nine recorded transfers, at 36 Stebbins St, 28 Ledgewood Circle, 295 Turkey Hill Road, 36 Westview Drive, 220 Summit St, 10 Keyes St, 9 Dana Hill, 52 Cheryl Circle and one Belchertown filing without a listed address, are not yet available.

NEIGHBORHOOD BREAKDOWN

No two of the 12 recorded transactions share a street name; addresses are spread across Rockrimmon Street, Stebbins Street, Ledgewood Circle, Turkey Hill Road, Westview Drive, Summit Street, Keyes Street, Mill Valley Road, South Main Street, Dana Hill and Cheryl Circle, with no geographic cluster evident in the data. By price tier, all three transactions with a recorded price fall under $500,000. The remaining nine await price data, so no further tier breakdown is possible this month.

Two of the 12 entries are not conventional property sales. One is a certificate releasing a Massachusetts estate tax lien, involving the Massachusetts Department of Revenue and Theodore J Ondrick Jr. The other is a declaration of homestead filed by Patrick C Welton at 10 Keyes St.

The Mill Valley Road sale involved a seller listed as both an individual and as personal representative of the same name's estate, consistent with an estate-related transfer. No speculation is offered on the reasons for any transfer.

Because beds, baths and square footage are not available from deed records, no price-per-square-foot comparison or property-type breakdown (single-family versus condo versus multi-family) can be made from this data set.
