BELCHERTOWN -- The Hampshire County Registry of Deeds recorded 12 documents tied to Belchertown properties between Aug. 28 and Sept. 26, but most were not conventional home sales between a buyer and seller. Only five of the 12 filings show a transfer between distinct parties, and just four of those carry a recorded sale price so far.

MARKET OVERVIEW Of the four transactions with a price on file, prices ranged from $65,000 to $300,000, with a median of $178,500. The other eight filings had no price posted to the registry as of this report. Based on the raw count of 12 recorded documents, deed activity in Belchertown during the period was moderate, but that count includes four homestead declarations, one compliance certificate, one utility filing and one trust-to-trust transfer, none of which represent a home changing hands between a new buyer and seller. Stripping those out leaves five actual property transfers, a smaller number than the headline count suggests.

TOP SALES 388 Old Enfield Road sold for $300,000 on Aug. 31, the highest price recorded in the period. The seller was Mary R. Strycharz; the grantee listed is TD Bank NA. A property listed in registry data only as Belchertown, with no street address given, sold for $85,000 on Aug. 31; Chocorua Construction LLC was the seller and Connor Laflamme the buyer. 335 Bay Road transferred for $272,000 on Aug. 28; Vannoch Sin was the seller, with Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc listed as grantees. 1 Eugene Drive changed hands for $65,000 on Aug. 28; the sellers were Heather M. Bushey and Heather Gould, and the grantee is Florence Bank. A fifth transfer, 9 Nathaniel Way, moved from Citizens Bank NA to buyer Rebecca A. Hubbard on Aug. 28, but no price has yet posted to the registry.

NEIGHBORHOOD BREAKDOWN Two streets had more than one recorded document. 111 Daniel Shays Highway had two filings on Aug. 31: one a property transfer involving sellers Sandra Hyszczak and Neil Jackson, recorded alongside a partial certificate of compliance, and a separate homestead declaration filed on the same street's Unit 45B by sellers Gilbert J. DaCosta and Celeste M. DaCosta. Neither carries a sale price. 85 North Main Street also had two filings on Aug. 31, both tied to Unit 10: a homestead declaration and a trust transfer in which Nancy E. Speas conveyed the unit to herself as trustee of the Massachusetts Revocable Living Trust of Nancy Speas. By price tier, the two sales under $100,000 (1 Eugene Drive and the unaddressed Belchertown property) sit well below the two sales in the $200,000-to-$300,000 range (335 Bay Road and 388 Old Enfield Road); no recorded sale fell between $100,000 and $200,000 this period.

MARKET NOTES Four of the 12 recorded documents list a bank or mortgage company, rather than an individual, as grantee: TD Bank NA on Old Enfield Road, Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc on Bay Road, Florence Bank on Eugene Drive, and Citizens Bank NA as the seller on Nathaniel Way. Four separate homestead declarations were filed in the period, at Oak Ridge Drive, Daniel Shays Highway Unit 45B, North Main Street Unit 10, and Sheffield Drive; those are legal filings by property owners and do not reflect a change in ownership. The North Main Street Unit 10 filings also include a trust transfer within the same family, from Nancy E. Speas to a revocable trust in her own name. One filing, Massachusetts Electric Co.'s acquisition on Boardman Street from Lionel R. Stebbins and Lionel R. Stebbins Jr., involves a utility company rather than a residential buyer. Property type could not be determined from the available data, and no bedroom, bathroom or square-footage figures were available for any listing.
