Belchertown Deed Prices Stay Low as Most September Transfers Await Figures

BELCHERTOWN -- The Hampshire County Registry of Deeds recorded 17 property transfers in Belchertown between Sept. 11 and Oct. 10, but only four carried a sale price so far, ranging from $50,000 to $451,397. A large share of the period's recordings involved banks, credit unions or mortgage companies as either the buyer or seller rather than a traditional owner-to-buyer sale.

The remaining 13 entries do not yet show a price; under the registry's normal timeline, those figures typically post within about a week. Judged on raw count alone, 17 recordings in a one-month span is a moderate volume for the town, but the figure is not a clean read on home-sale activity: at least 11 of the 17 entries list a bank, credit union, mortgage company or loan trust as grantor or grantee, indicating the period's recordings include a substantial number of foreclosure-related or lender transfers alongside conventional sales.

TOP SALES 31 South Main Street sold for $451,397 on Sept. 14. The seller was Christopher Bryan Loud; the buyers were CMG Mortgage Inc. and CMG Home Loans. 99 Clark Street sold for $85,500 on Sept. 14. The seller was Shawn E. Martin; the buyers were Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. 6 River Street sold for $50,000 on Sept. 15. The sellers were Edward J. Oey and Robin G. Oey; the buyer was Country Bank for Savings. 29 Ware Road sold for $50,000 on Sept. 14. The sellers were Kyle C. Moran and Tara L. Moran; the buyer was Florence Bank. Bed, bath and square-footage figures were not available from the deed records for any of these properties.

NEIGHBORHOOD BREAKDOWN No street in this period's dataset had two unrelated sales, but South Main Street saw two separate deeds recorded the same day, Sept. 14, for what appears to be the same address written two ways: 31 S Main St and 31 South Main St, both listing Christopher Bryan Loud (or Christopher B. Loud) as seller. One deed, priced at $451,397, transferred the property to CMG Mortgage Inc. and CMG Home Loans. The second, with no price yet recorded, transferred to the town of Belchertown. Among the four priced sales, three fell under $100,000, at $50,000, $50,000 and $85,500, and one fell in the $400,000-$500,000 range, at $451,397. No sales were recorded between $100,000 and $400,000 in this dataset.

MARKET NOTES Eleven of the 17 recordings list a bank, credit union, mortgage servicer or loan trust as either grantor or grantee, including transfers involving TruNorth Bank, Citizens Bank, Greenfield Cooperative Bank, Polish National Credit Union, MassMutual Federal Credit Union, UMassFive College Federal Credit Union, Florence Bank, Country Bank for Savings, Rocket Mortgage LLC, CMG Mortgage Inc., FirstKey Mortgage LLC and Towd Point Mortgage Trust. That pattern suggests a notable share of this period's deed activity reflects lender-owned or foreclosure-related transfers rather than conventional home sales between individual owners. Two entries in the dataset are not property sales at all: the Sept. 15 recording at 139 North Washington Street lists the grantee as "Order of Notice," a legal filing associated with foreclosure proceedings, and the Sept. 11 recording at 796 Federal Street lists the grantee as "Declaration of Homestead," a legal protection filed by a property's existing owners rather than a transfer to a new buyer. One entry, the Sept. 15 deed at 31 Chauncey Walker Street, transferred from an individual seller to "SLSLT Underlying Trust," consistent with a trust-based transfer.
