Banks Appear As Buyer Or Seller In Nearly All Westhampton Deed Transfers

Westhampton recorded 11 deeds between Sept. 11 and Oct. 10, two of which were not property sales (a utility easement and a declaration of homestead). Of nine property transfers, three carried a recorded price so far: $60,000, $250,000 and $370,000, a median of $250,000. The other six ha…

WESTHAMPTON -- Nine of the 11 deeds recorded for Westhampton properties between Sept. 11 and Oct. 10 involved a bank, credit union or mortgage company as either the seller or the buyer, according to Hampshire County Registry of Deeds records. Sale prices have posted so far for three of those transfers, ranging from $60,000 to $370,000.

MARKET OVERVIEW The registry recorded 11 documents affecting Westhampton properties during the four-week period. Two were not property sales: a utility easement recorded for 329 Southampton Road and a declaration of homestead recorded for 339 Southampton Road, both filed by members of the Murphy family. Of the nine remaining property transfers, three carried a recorded sale price so far: $60,000, $250,000 and $370,000, producing a median of $250,000. The other six have no price yet in registry data; prices typically appear within about a week of recording.

Nine property transfers in a four-week span is a notable volume for a town of Westhampton's size, based on the raw count alone. But with two-thirds of those transfers still lacking price data, and with none of the nine representing a conventional sale between two individual owners, the available numbers describe recording activity more than a clear read on home values this period.

TOP SALES 145 Reservoir Road was recorded at $370,000 on Sept. 15, the highest price posted so far this period. The deed lists Daniel R. Crouss and Kathryn S. Crouss as sellers and NFM Lending LLC and Mortgage Electronic Registration Systems Inc. as buyers, a pairing of names consistent with a mortgage filing rather than a sale to a new owner-occupant.

333 Southampton Road was recorded at $250,000 on Sept. 15. The sellers were Ryan M. Murphy and Leah Murphy; the buyer was TruNorth Bank, consistent with a deed to a lender rather than to an individual buyer.

215 Main Road was recorded at $60,000 on Sept. 15. The seller was Marilyn R. Witherell; the buyer was Freedom Credit Union, also consistent with a deed to a lender.

No transfer with a recorded price so far this period went to an individual buyer. The eight remaining transfers, several of which involve banks selling to individual buyers, have no price yet available.

NEIGHBORHOOD BREAKDOWN Southampton Road accounted for four of the 11 recorded documents: 69 Southampton Road (Florence Bank to Patricia W. Cotton), 329 Southampton Road (the Murphy utility easement), 339 Southampton Road (the Murphy declaration of homestead) and 333 Southampton Road (Murphy to TruNorth Bank, $250,000). No other street had more than one recorded document this period.

Among the three transfers with a recorded price: one fell under $100,000 (215 Main Road, $60,000), one fell between $100,000 and $300,000 (333 Southampton Road, $250,000), and one topped $300,000 (145 Reservoir Road, $370,000).

MARKET NOTES The dominant pattern in this period's data is the presence of a bank, credit union or mortgage company on one side of nearly every transfer. Six of the nine property transfers list a bank as the seller: Florence Bank sold 69 Southampton Road to Patricia W. Cotton and 184 Northwest Road to Leanne Ksiazek and Sandra K. Leiser; Monson Savings Bank sold a Westhampton property to Daniel Crouss; TruNorth Bank sold 12 Chesterfield Road to Renea M. Anderson and Craig J. Anderson, as trustees; Greenfield Cooperative Bank sold 17 Hathaway Road to Molly M. Butler and Christopher J. Butler; and PeoplesBank sold 43 Burt Road to Julia S. Lennen and Robert S. Lennen. None of those six transfers has a recorded price yet.

The remaining three property transfers list a bank or mortgage entity as the buyer rather than the seller: 145 Reservoir Road, 333 Southampton Road and 215 Main Road, each detailed above.

No bed, bath or square-footage data accompanies these deed records, and the dataset does not distinguish single-family homes from other property types.
