Amherst September Deeds Show $629,900 To $72,300 Price Spread

AMHERST -- Hampshire County Registry of Deeds records show 13 documents involving Amherst properties recorded between Aug. 28 and Sept. 26, but only two carried a sale price by the time this report was compiled, leaving most of the period's activity still to be priced.

MARKET OVERVIEW

The registry recorded 13 documents tied to Amherst properties in the period. Of those, eight represent actual property transfers; the other five are a mix of homestead declarations, a trustee appointment and a scrivener's affidavit, which are legal filings rather than sales. Only two of the transfers carried a recorded price: $629,900 and $72,300. The remaining prices had not yet reached the registry as of Sept. 26; that lag is typical of deed recording and usually clears within about a week, not a sign that a price was withheld. Based on the two available figures, the midpoint sale price for the period is $351,100. With just two of 13 documents priced so far, it is not possible to judge from this data alone whether the period was active or quiet; a fuller picture should emerge once outstanding prices post.

TOP SALES

31 Colonial Court sold for $629,900 on Aug. 31, the highest price recorded in the period. The seller was listed as Jocelin G. Perry; the buyers were Hayley Spizz and Timothy St. Onge.

142 State St. sold for $72,300 on Aug. 28. The sellers were Gregory Joseph Dorchak and Alexandra Beth Rabasco; the buyer was UMassFive College Federal Credit Union.

No other transfers in the period had a recorded price at data pull time, so a full top three to five cannot be ranked by price. Other notable transfers without a recorded price include 6 Eveningstar Drive, which passed from Evening Star LLC to the Town of Amherst, and two Greenleaves Drive condominium units that transferred from Country Bank for Savings to Amhad Development Corp.

NEIGHBORHOOD BREAKDOWN

Greenleaves Drive: Two units in the Greenleaves Retirement Community, Unit 803 and Unit 830 with an attached garage unit, both transferred from Country Bank for Savings to Amhad Development Corp, recorded Aug. 31 and Aug. 28 respectively. Neither had a recorded price.

Amity Place: 77 Amity Place appears twice in the records, both dated Aug. 28 and both involving the Fuderich family: a homestead declaration and a transfer of the unit into a trust held by Robert P. Fuderich and Urakorn Toon Fuderich as trustees.

Eveningstar/Evening Star Drive: The registry lists two separate entries for this street with slightly different spellings, "6 Eveningstar Dr" and "6 Evening Star Dr." One is the sale from Evening Star LLC to the Town of Amherst; the other is a homestead declaration filed by John and Margaret Kalas. Readers should note the spelling variation may reflect the same address recorded under two entries.

Remaining addresses, including 32 North Prospect St. (Lovell House), 195 Montague Road (Amherst Community Homes), 622 E. Pleasant St., 365 Middle St. and 19 Beech St., each appear once with no shared street pattern.
