Worthington Sale Prices Range From $21,400 To $120,000 So Far This Period

WORTHINGTON -- Ten property transfers were recorded at the Hampshire County Registry of Deeds for Worthington between Aug. 21 and Sept. 19, but only two carried a sale price by the time records were compiled, leaving most of the month's market activity still to be priced.

MARKET OVERVIEW Ten transfers were recorded during the period. Two carried a recorded sale price, $21,400 and $120,000, for a median of $70,700 across those two transactions. The remaining eight had no consideration amount on file as of this report, which is typical: prices generally post to the registry within about a week of recording. With price data available for only two of the 10 transfers, the period cannot yet be characterized as active or quiet based on dollar volume; the raw count of 10 recorded transfers is the clearest indicator available now.

TOP SALES The two transfers with recorded prices led the month. The higher was 211 West St., which sold for $120,000 on Aug. 21. James O. Mendelsohn sold the property to Georgia Metz and Joseph Metz. The second was 183 Starkweather Hill Rd., which sold for $21,400 on Aug. 24. Hannah Donner sold the property to Greenfield Cooperative Bank. No other transfer recorded during the period had a sale price on file as of this report.

NEIGHBORHOOD BREAKDOWN West Street saw two transfers during the period: the $120,000 sale at 211 West St. on Aug. 21, and 494 West St., which changed hands Aug. 31 from Florence Bank to William J. Rutkowski Jr. and Carol R. Rutkowski, with a price not yet available. No other street had more than one recorded transfer. Among the remaining transfers still awaiting price data: 32 Brown Hill Rd. and an unaddressed Worthington parcel sold by John M. Fiegenbaum and Eric Fiegenbaum both transferred to the town of Worthington. 17 Old North Rd. transferred from Mortgage Electronic Registration Systems Inc. to Cai Walkowiak. 280 Old Post Rd. transferred from the estate of Grant M. Knapp, with Sally A. Lemme as personal representative, to Joanne M. Blocker and Brenda L. Brodrick. And 140 Cudworth Rd. transferred from Douglas A. Noel to Sunrun Inc.

MARKET NOTES Two of the 10 records, at 44 Goss Hill Rd. and 455 Williamsburg Rd., were homestead declarations rather than property sales. A homestead declaration is a legal filing that protects a primary residence from certain creditor claims and does not represent a change in ownership. Beds, baths and square footage were not available in the deed data for any property, so no price-per-square-foot comparisons can be made. Institutional parties appeared on both sides of several transfers: Florence Bank and Mortgage Electronic Registration Systems Inc. each appear as a seller, and Greenfield Cooperative Bank and Sunrun Inc. each appear as a buyer. The town of Worthington was the buyer in two transfers. One transfer, at 280 Old Post Rd., moved through an estate with a named personal representative. With eight of the 10 recorded transfers still awaiting price data, a fuller picture of September's market will depend on updates expected in the coming days.
