Worthington's Three Priced Sales Span $429,030 to $1.5 Million

WORTHINGTON -- Hampshire County Registry of Deeds records show 11 documents recorded for Worthington properties between Sept. 18 and Oct. 17, but only three carried a listed sale price, with the highest reaching $1.5 million for a Huntington Road property.

MARKET OVERVIEW

The registry recorded 11 Worthington-related documents during the period. Of those, seven represent transfers of property between owners, while four were administrative filings, an estate tax affidavit, a scrivener's error correction, a declaration of homestead and a disclaimer of interest, rather than property sales. Among the seven ownership transfers, three included a recorded sale price: $429,030, $763,750 and $1,500,000. The median of those three priced sales is $763,750. The remaining four transfers, including several that appear to be conventional buyer-seller sales, had not yet posted a price with the registry as of this report. Based on the raw count of 11 recorded documents, activity looks comparable to a typical month, though the share of non-sale filings is notable.

The three recorded sale prices, in descending order

343 Huntington Rd sold for $1,500,000 on Sept. 29. The seller was Hastings House LLC and the buyer was Cash Village Capital LLC. No bed, bath or square footage data was available.

494 Kinne Brook Rd sold for $763,750 on Sept. 23. The seller was Timothy K. Lake, trustee of the Antonia P. Lake Trust, and the buyers were Eliza B. Lake and Bartholomew Niswonger. The shared surname between seller and one buyer indicates this was a transfer within the same family's trust.

345 Harvey Rd sold for $429,030 on Oct. 8. The seller was Collin McEnaney and the buyers were New American Funding LLC and Mortgage Electronic Registration Systems Inc.

NEIGHBORHOOD BREAKDOWN

Two streets had more than one recorded transfer. Kinne Brook Road had two: 399 Kinne Brook Rd (price not yet available, Florence Bank to Kenneth A. Porter III and Mary Beth OShea) and 494 Kinne Brook Rd ($763,750, the Lake family trust transfer). Huntington Road also had two: 196 Huntington Rd (price not yet available, Kailey Simmons to Logan J.
