Williamsburg Property Sales Span $26,000 to $290,000 With No Clear Trend

WILLIAMSBURG -- Thirteen property transfers were recorded at the Hampshire County Registry of Deeds for Williamsburg between July 24 and Aug. 22, including a same-day cluster of transactions involving the Tilley Frances Trust that sent one parcel to the Massachusetts Audubon Society and two others to the town of Williamsburg.

MARKET OVERVIEW

Thirteen deeds were recorded during the four-week period, but only five carried a disclosed sale price. Among those five, prices ranged from $26,000 to $290,000, with a median of $120,000. Thirteen recorded transfers in roughly a month is a notable volume of activity for Williamsburg, though with fewer than half of the deeds disclosing a price, the data offer a limited picture of where values are trending this period.

TOP SALES

The highest-priced transaction was a condominium unit at 10 North Main St., Unit 2, which sold for $290,000 on July 24. Arthur Scott was the seller and Deborah Lyons the buyer.

The second-highest recorded price was $210,000 for a parcel in Williamsburg sold Aug. 7 by Frances Tilley, individually and as trustee, to the Massachusetts Audubon Society Inc.

A property at 103 Petticoat Hill Rd. sold for $120,000 on July 27. Jeremy David Jackman and Jaime Recore Jackman were the sellers; Greenfield Savings Bank was the buyer.

At 35 Goshen Rd., a property sold for $80,000 on July 28. The seller was Elizabeth Mathers, also listed as personal representative of the estate; the buyers were Stephen Vaiano and Esme Vaiano.

The lowest disclosed price was $26,000 for 13 Kingsley Ave., sold July 28 by Holly A. Hendricks to Florence Bank.

NEIGHBORHOOD BREAKDOWN

Valley View Road saw two transfers on Aug. 7, both properties, at 11 Valley View Rd. and 12 Valley View Rd., moving from the Tilley Frances Trust to the town of Williamsburg. Neither transfer disclosed a price.

North Main Street also saw multiple recorded transfers: the $290,000 condo sale at 10 North Main St., Unit 2, on July 24, a subsequent filing at the same unit the same day listing Deborah Lyons as seller and "Declaration of Homestead" as buyer, and a separate, undated-price transfer at 10 North Main St. on Aug. 4 from Mortgage Electronic Registration Systems Inc. to Arthur Scott.

By price tier among the disclosed sales: two properties sold under $100,000 (Kingsley Avenue and Goshen Road), two sold between $100,000 and $250,000 (Petticoat Hill Road and the Audubon Society parcel), and one sold above $250,000 (North Main Street).

The remaining streets in the dataset, Hemenway Road, Depot Road, South Street, and Nash Hill Road, each recorded a single transfer with no disclosed price.

MARKET NOTES

Bed, bath and square-footage figures are not available in deed records and are omitted here. Eight of the 13 recorded transfers listed no sale price, including several involving banks or mortgage-servicing entities as sellers or buyers: Mortgage Electronic Registration Systems Inc. appeared as seller in transfers at 10 North Main St. and 80 South St., and Peoples United Bank NA appeared as a seller at 67 Nash Hill Rd.

Two entries listed "Declaration of Homestead" as the buyer of record rather than an individual or institution, at 77 Hemenway Rd. and at 10 North Main St., Unit 2. That designation reflects a legal filing rather than a property sale.

Several transfers were within-family or trust-related rather than open-market sales: the Loven family's TIP Trust transferred 55 Depot Rd. to Anna M. Loven, and the Tilley Frances Trust accounted for three of the period's 13 recorded transfers. Estate representation also appeared in the Goshen Road sale, where Elizabeth Mathers was listed both individually and as personal representative.
