Westhampton's lone disclosed sale price this period was $66,690 on Northwest-area parcel

WESTHAMPTON -- The Hampshire County Registry of Deeds recorded 11 transactions tied to Westhampton properties between July 31 and Aug. 29, but only one included a disclosed sale price, limiting what the data shows about the town's broader housing market this period.

MARKET OVERVIEW Eleven transactions were recorded in the period. Of those, one disclosed a sale price: $66,690, recorded Aug. 14. Because only one of 11 entries includes a price, the disclosed range and median both equal $66,690, a figure that reflects a single transaction rather than the overall market. The other 10 recorded documents, which include trust transfers, homestead declarations, conservation orders and mortgage-related filings, did not include consideration amounts. With price data this limited, the raw count of 11 recordings is the only measure available to describe activity level, and it cannot be characterized as active or quiet without price context.

TOP SALES The period's only transaction with a disclosed price involved a Westhampton property, address not specified in the deed record, which sold for $66,690 on Aug. 14. Kenneth Andrews sold the property to Michael E. Novak and Lynanne M. Novak.

At 29 Hathway Road, Scott J. Johndrow and Jennifer E. Johndrow transferred the property to themselves as trustees, Scott J. Johndrow TR and Jennifer E. Johndrow TR, in a deed recorded Aug. 19. Price was not disclosed.

At 207 Main Road, Robert Currie transferred the property to GoodLeap LLC on Aug. 17. Price was not disclosed.

At 91 North Road, Mortgage Electronic Registration Systems Inc. and MERS transferred interest in the property to Eric Jacobson and Nancy Doniger on Aug. 6. Price was not disclosed.

NEIGHBORHOOD BREAKDOWN Main Road had two recorded transfers: 207 Main Road, from Robert Currie to GoodLeap LLC, and 302 Main Road, from Andrew Anzel and Eduardo Arnold, which did not list a buyer in the deed record.

Northwest Road also had two: 284 Northwest Road, where Timothy M. Daley, as trustee of the Timothy M. Daley Revocable Trust, filed a declaration of homestead, and 79 Northwest Road, where Mortgage Electronic Registration Systems Inc. and Merrimack Mortgage Co. LLC transferred interest to Lakeview Loan Servicing LLC.

Reservoir Road had two recorded filings: 75 Reservoir Road, where Linda J. Webster, individually and as trustee, filed a declaration of homestead, and 112 Reservoir Road Adjacent, where the Westhampton Town Conservation Commission recorded an order of conditions.

The remaining recorded documents covered single addresses on Hathway Road, Stage Road, Pine Island Lake Road and one Westhampton property without a listed street address.

MARKET NOTES Only one of the 11 recorded documents, 9% of the total, disclosed a sale price, which limits any assessment of price trends for the period.

The recordings include a mix of document types beyond property sales between unrelated buyers and sellers. Two were declarations of homestead (284 Northwest Road and 75 Reservoir Road).
