Westhampton Deed Prices Range From $38,672 to $66,690 in Latest Filings

WESTHAMPTON -- The Hampshire County Registry of Deeds recorded 12 transactions involving Westhampton property between July 24 and Aug. 22, but only three of those filings disclosed a sale price, ranging from $38,672 to $66,690, according to registry data.

MARKET OVERVIEW

Twelve deed-related documents were recorded in Westhampton during the four-week period. Of those, three carried a disclosed consideration amount: $38,672, $47,000 and $66,690, putting the median disclosed price at $47,000. The remaining nine transactions were recorded without a sale price, which is common for deed filings that are not conventional arm's-length sales. Because pricing information is available for only a quarter of the period's recordings, the disclosed range offers a limited picture of the local market rather than a full accounting of property values. The raw count of 12 recordings is the only volume figure available for this period; no prior-month data was provided for comparison.

TOP SALES

The three transactions with disclosed prices, in descending order

A Westhampton property sold for $66,690 on Aug. 14. Kenneth Andrews was the seller; Michael E. Novak and Lynanne M. Novak were the buyers. No street address was listed in the deed data.

306 Main Rd. sold for $47,000 on July 27. Mark A. Ducharme was the seller; UMassFive College Federal Credit Union was the grantee.

33 North Rd. sold for $38,672 on July 27. Charles H. Burgess and Mary Lou Burgess were the sellers; the Town of Chesterfield and the Massachusetts Community Development Block Grant Program were listed as grantees.

The other nine recorded transactions did not include a disclosed sale price.

NEIGHBORHOOD BREAKDOWN

Main Road saw the most recorded activity of any street, with three transactions: 302 Main Rd. (Aug. 14, price not disclosed), 207 Main Rd. (Aug. 14, price not disclosed) and 306 Main Rd. ($47,000, July 27). Reservoir Road had two recordings: 75 Reservoir Rd. (Aug. 14, price not disclosed) and 112 Reservoir Rd. Adjacent (Aug. 7, price not disclosed). North Road also had two: 91 North Rd. (Aug. 6, price not disclosed) and 33 North Rd. ($38,672, July 27). Single recordings were logged on Stage Road, Northwest Road, Pine Island Lake Road and Southampton Road, along with one entry listing no street address. Among the three disclosed-price sales, prices fell in a tight band under $70,000, though the small sample and heavy share of undisclosed prices limit any broader read on price tiers.

MARKET NOTES

The disclosed-price sample is too small, three transactions, to draw conclusions about price-per-square-foot or property-type trends, and bed/bath/square-footage data was not available for any listing. Several of the period's recordings were not conventional property sales. Two were Declarations of Homestead: 75 Reservoir Rd., filed by Linda J. Webster (also listed as trustee), and 8 Southampton Rd., filed by Caryl J. Isenberg (also listed as trustee). Two were Orders of Conditions issued through the Westhampton Town Conservation office: 112 Reservoir Rd. Adjacent and 70 Pine Island Lake Rd., the latter naming Risa Teall as a party. One, at 12 Stage Rd., was a Notice of Alternative Sewage Disposal System filed by Cynthia Singer. Two involved mortgage-related assignments through Mortgage Electronic Registration Systems Inc.: 79 Northwest Rd., assigned to Lakeview Loan Servicing LLC, and 91 North Rd., where Eric Jacobson and Nancy Doniger were listed as grantees. The 207 Main Rd. transaction listed GoodLeap LLC, a solar-financing company, as grantee. The 33 North Rd. transaction named the Town of Chesterfield and the Massachusetts Community Development Block Grant Program as grantees alongside a disclosed price of $38,672. Readers should note that not every entry in the registry's recorded-document data represents a traditional home sale between a private buyer and seller; several reflect homestead filings, conservation orders, sewage-system notices or mortgage-servicing transfers recorded during the same period.
