South Hadley October sales top out at $438,000 with limited price data available

SOUTH HADLEY -- The Hampshire County Registry of Deeds recorded 12 property transactions in South Hadley in October, but only three carried a recorded sale price by month's end, leaving most of the period's market value still unknown.

MARKET OVERVIEW

Twelve transactions were recorded in South Hadley between Oct. 2 and Oct. 31. Of those, three carried a recorded sale price, ranging from $100,000 to $438,000, with a median of $225,000. The other nine showed price not yet available, consistent with the registry's typical lag of about a week between recording and price posting. Because only a quarter of the month's transactions currently have price data, the range and median above describe a partial picture rather than the full scope of October activity. Twelve recorded transactions is a moderate volume for the month, though the raw count alone does not indicate whether the market was especially active or quiet.

TOP SALES

266 North Main Street sold for $438,000 on Oct. 2. The seller was listed as Choquette Capital Properties LLC; the buyer was listed as Geneva Financial LLC and Mortgage Electronic Registration Systems Inc.

5 Hillcrest Park, Unit 5, sold for $225,000 on Oct. 2. The seller was Pedro J. Santiago; the buyer was Janet Craig.

19 Spring Meadows sold for $100,000 on Oct. 2. The sellers were Shahid Habib and Mehwish Shahid; the buyer was Holyoke Credit Union.

These were the only three transactions in October's dataset with recorded sale prices.

NEIGHBORHOOD BREAKDOWN

No street recorded more than one transaction in October, so there was no street-level clustering this month. Among the three sales with recorded prices, all fell under $500,000: 266 North Main Street at $438,000, 5 Hillcrest Park Unit 5 at $225,000, and 19 Spring Meadows at $100,000. Mortgage Electronic Registration Systems Inc. was listed as seller on the Mountain View Street and East Street transfers. Wells Fargo Bank NA and Brendan J. Doyle were listed as sellers on the Lakeview Avenue transfer, with NewRez LLC and Shellpoint Mortgage Servicing as buyers. Florence Bank was listed as seller on the Lamb Street transfer. None of these four carried a recorded price.

Two parcels, Lawrence Avenue Unit 5 and an unaddressed parcel with Krista M. Benoit listed as seller, were transferred to South Hadley Town; neither carried a recorded price.

Two entries, at Lathrop Street and Westbrook Road, were recorded as declarations of homestead rather than sales to a buyer; these are legal filings, not property transfers, and no price applies. A separate entry at Berwyn Street was recorded as an order of notice, a legal filing rather than a sale; no price applies there either.

Beds, baths and square footage were not available in the deed data for any property this month, so no price-per-square-foot comparisons could be made. Of the three recorded sales, one involved a condominium unit (5 Hillcrest Park Unit 5); property type for the other two was not specified beyond the street address.
