AMHERST -- Twelve deed transfers were recorded in Amherst during October 2026, but only four carried a sale price by the time records were compiled, a reminder that the Hampshire County Registry of Deeds often takes about a week to post consideration amounts. Among those four priced sales, prices ranged from $30,000 to $304,000, with a median of $111,500.

MARKET OVERVIEW Of the 12 recordings, four are completed sales with a recorded price: $30,000, $35,000, $188,000 and $304,000, for a median of $111,500. Five additional entries represent property transfers, including two involving the Town of Amherst as buyer, for which a price has not yet reached the registry's records. The remaining three recordings, at 28 Columbia Circle, 1731 South East Street and 29 Colonial Court, are not property sales: two are affidavits regarding estate tax and one is a declaration of homestead, document filings rather than conveyances to a new owner. With just four priced sales out of 12 total recordings, the raw count does not support characterizing October as particularly active or quiet; the data simply shows a small sample with most prices still pending.

TOP SALES The highest-priced sale was 28 Greenleaves Drive, Unit 815, in the Greenleaves Retirement Community No. 3, which sold for $304,000 on Oct. 5. Amhad Development Corp. was the seller; William P. Weber and Charlene Weber were the buyers. The second-highest was 170 East Hadley Road, Unit 12, at the Brook at Amherst Green, which sold for $188,000 on Oct. 2; Noreen E. McCarthy was the seller and Virginia A. Radom the buyer. At 621 Station Road, the property sold for $35,000 on Oct. 2, with Raul A. Falcon as seller and UMassFive College Federal Credit Union as buyer. At 1459 South East Street, the property sold for $30,000 on Oct. 5; Erik Wight and Erik C. Wight were the sellers, and PeoplesBank was the buyer.

NEIGHBORHOOD BREAKDOWN East Hadley Road had two recordings this month: the $188,000 condominium sale at Unit 12 and a separate transfer of 170 East Hadley Road to the Town of Amherst, with price not yet available; both listed Noreen E. McCarthy as seller. South East Street also had two recordings: the $30,000 sale at 1459 South East Street and a non-sale estate tax affidavit at 1731 South East Street. Montague Road saw two condominium units, 11A and 5A at Amherst Community Homes, both transferred from Greenfield Cooperative Bank to Amherst Community Homes LLC with price not yet available. Among the four priced sales, two fell under $100,000 ($30,000 and $35,000) and two fell between $100,000 and $500,000 ($188,000 and $304,000); no sale this period exceeded $500,000.

MARKET NOTES Property types recorded this month included condominium units, at Greenleaves Retirement Community, the Brook at Amherst Green and Amherst Community Homes, alongside single-family-style addresses on Tanglewood Road, Station Road, Colonial Court and Columbia Circle. Financial institutions appeared on both sides of several transactions: PeoplesBank was the buyer at 1459 South East Street and the seller at 44 Tanglewood Road; Greenfield Cooperative Bank sold two Montague Road condominium units to Amherst Community Homes LLC; and UMassFive College Federal Credit Union was the buyer at 621 Station Road. The Town of Amherst was the buyer in two separate transfers, both with price not yet available. No bedroom, bathroom or square-footage data were available from the deed records, consistent with limitations in registry data; price-per-square-foot comparisons were not possible this month.
