Two Priced Sales in Southampton Span $75,000 to $250,000 in September

Hampshire County Registry of Deeds recorded 12 documents tied to Southampton properties between Sept. 18 and Oct. 17, but only two carried a sale price: $75,000 for 26 Maple St and $250,000 for 3 Pleasant St, yielding a median of $162,500.

SOUTHAMPTON -- Twelve documents affecting Southampton real estate were recorded at the Hampshire County Registry of Deeds between Sept. 18 and Oct. 17, but only two carried a sale price on file, and several of the filings were not property sales at all.

MARKET OVERVIEW

Of the 12 recorded documents, seven represent transfers of property between a seller and a buyer. The remaining five are homestead declarations filed by property owners (22 Bluemer Rd, 84 Line St, 4 Pinewood Dr and 31 Pomeroy Meadow Rd) and one estate tax affidavit (150 Middle Rd), none of which involve a change in ownership reflected by a sale price. Among the seven actual transfers, only two have a recorded consideration amount so far: $75,000 and $250,000, producing a median of $162,500. The remaining five transfers, several of them involving banks or loan servicers, have no price yet on record. With just two priced sales and five pending, the period's raw document count cannot be read as a reliable signal of market pace.

TOP SALES

The highest-priced recorded transfer was 3 Pleasant St, which sold for $250,000 on Sept. 23. William A. Gavrilov and Marina M. Gavrilov were the sellers; Country Bank for Savings was the buyer. The second-highest was 26 Maple St, which sold for $75,000 on Sept. 24. William A. Fuller was the seller; Polish National Credit Union was the buyer. Bed, bath and square-footage data were not available from the deed records for either property.

Five additional transfers were recorded in the period without a price yet on file: 210 Brickyard Rd (seller Holyoke Credit Union, buyers Jeffrey A. and Maureen A. Brouillard, Sept. 23); 134 Brickyard Rd (seller Florence Bank, buyers Carl M. Nearey and Jennifer A. Roberge, Sept. 23); 98 Fomer Rd (seller Mortgage Electronic Registration Systems Inc./MERS, buyer PennyMac Loan Services LLC, Sept. 23); an unaddressed Southampton parcel (seller Westfield Bank, buyer Viktor Gorobinskiy, Sept. 23); and 87 East St (sellers William A. and Marina M. Gavrilov, buyer Southampton Town, Sept. 23).

NEIGHBORHOOD BREAKDOWN

Brickyard Road accounted for two of the seven transfers, 210 Brickyard Rd and 134 Brickyard Rd, both involving a bank as seller. The remaining transfers were spread across individual streets: Pleasant Street, Maple Street, East Street, Fomer Road and one unaddressed parcel, with no other street repeating. By price tier, the two sales with recorded consideration fall under $500,000; the five pending-price transfers cannot yet be sorted by tier.

MARKET NOTES

Three of the seven property transfers involved a bank or credit union as the seller, following a loan servicer or lender taking title: 210 Brickyard Rd (Holyoke Credit Union), the unaddressed parcel (Westfield Bank) and 134 Brickyard Rd (Florence Bank). Two others involved a bank or loan servicer as the buyer, consistent with a foreclosure process: 26 Maple St (Polish National Credit Union) and 3 Pleasant St (Country Bank for Savings). A sixth transfer, 98 Fomer Rd, moved from MERS to PennyMac Loan Services LLC, another servicer-to-servicer transaction typical of mortgage administration rather than an open-market sale. One transfer, 87 East St, went to Southampton Town itself. No condominium or multi-family transfers were identified in the data; all addressed transfers appear to be single-family parcels based on the records provided. The five homestead declarations and one estate tax affidavit recorded in the same period are filings tied to existing ownership, not sales, and are noted here only because they appeared in the same registry dataset.
