Three Priced Sales in Middlefield Span $65,000 to $315,000 Range
Middlefield's Hampshire County deed records show six filings in October, but two were homestead declarations rather than sales, and one was a town acquisition still awaiting a recorded price.
MIDDLEFIELD -- The Hampshire County Registry of Deeds recorded six documents tied to Middlefield properties in October, but only four represented transfers of real estate between parties, and just three of those carried a sale price by the time records were compiled.
MARKET OVERVIEW
Of the six recorded documents, two were homestead declarations rather than property sales: one filed on 158 Skyline Trail and one on 30 River Road, both naming the existing owners and a "Declaration of Homestead" rather than a buyer. The remaining four entries were actual transfers of ownership. Three of those four carried a recorded sale price, ranging from $65,000 to $315,000, with a median of $100,000. The fourth, a transfer of 43 River Road Unit A to the town of Middlefield, has no price recorded yet. With only three priced sales for the month, October's data reflect light transaction volume in town.
TOP SALES
The month's highest-priced transaction was 95 Town Hill Road, which sold for $315,000 on Oct. 9. The sellers were Pieter Loots and Beatriz Sternberg; the buyers were Embrace Home Loans Inc. and Mortgage Electronic Registration Systems Inc. Bed, bath and square-footage figures are not available from the deed record.
The second-highest priced sale was 90 E River Road, which sold for $100,000 on Oct. 14. Sellers Scott R. Churchill and Michele L. Churchill transferred the property to Pentagon Federal Credit Union.
The third sale, for $65,000 and recorded Oct. 22, did not list a specific street address, only "Middlefield, MA." The seller was Michael M. Peros, personal representative, on behalf of the estate of John Peter Peros. The buyers were Dennis P. Segatti and Sandra Anne Segatti.
NEIGHBORHOOD BREAKDOWN
River Road and its variants accounted for three of the six recorded documents in October: 30 River Road, 43 River Road Unit A and 90 E River Road. Of those, the 30 River Road filing was a homestead declaration, not a sale, and the 43 River Road Unit A transfer, to the town of Middlefield, has no price recorded yet. That leaves 90 E River Road as the only priced sale on that corridor.
Among the three transactions with recorded prices, one fell below $100,000 ($65,000), one landed at exactly $100,000, and one exceeded $300,000 ($315,000). No other street had more than one recorded document this period.
MARKET NOTES
Two of October's six filings, at 158 Skyline Trail and 30 River Road, were homestead declarations rather than sales; a homestead declaration protects a property from certain creditor claims and does not involve a change of ownership, so neither carries a sale price nor factors into the month's price range or median.
One transfer, 43 River Road Unit A, moved from private ownership to the town of Middlefield; no price has been recorded for that transaction yet.
Of the three sales with recorded prices, one involved an estate: the $65,000 sale listed Michael M. Peros as personal representative for the estate of John Peter Peros. The other two priced sales named financial institutions as buyers: Pentagon Federal Credit Union acquired 90 E River Road for $100,000, and Embrace Home Loans Inc. and Mortgage Electronic Registration Systems Inc. acquired 95 Town Hill Road for $315,000.
No bedroom, bathroom or square-footage data were available for any property in this period's deed records, so no price-per-square-foot comparisons could be made.
