Three Disclosed Ware Sales Range From $25,000 to $70,000 in August

WARE -- Hampshire County Registry of Deeds records show nine property transfers in Ware recorded between July 31 and Aug. 29, but only three carried a disclosed sale price, limiting what the month's data can show about the broader market.

MARKET OVERVIEW Nine deeds were recorded in Ware during the period. Three listed a sale price, ranging from $25,000 to $70,000, with a median of $30,000 among those three. The remaining six transactions, which include two transfers to the town of Ware, a condominium trust certificate, and three filings recorded as declarations of homestead, did not include a price. Because price data is available for only a third of the recorded transactions, the period offers limited visibility into overall property values. Nine deeds is a normal-sized batch for a single month, but the count alone, without prior-month figures for comparison, does not indicate whether activity was busier or slower than usual.

TOP SALES The three transactions with disclosed prices, in descending order:

67 Beaver Lake Rd. sold for $70,000 on Aug. 3. Sellers William J. Pfister and Tracie L. Pfister transferred the property to Holyoke Credit Union.

54 Old Gilbertville Rd. sold for $30,000 on July 31. Sellers Tyler Goodfield and Toni Stewart transferred the property to Monson Savings Bank.

A Ware property, whose street address was not specified in the deed record, sold for $25,000 on Aug. 3. Sellers Robert J. Zanoli and Kimberly Zanoli transferred the property to CMG Mortgage Inc. and CMG Home Loans.

Bedroom, bathroom and square-footage figures were not available in the deed records reviewed for this period.

NEIGHBORHOOD BREAKDOWN North Street accounted for three of the nine recorded deeds: 44 North St., transferred by Rashmi A. Lis to the town of Ware, price not disclosed; a condominium unit at 44 North St., North Pleasant Unit 4, transferred from the North Pleasant Condominium Trust to a certificate holder, price not disclosed; and 73 North St., recorded as a declaration of homestead filed by seller Joel H. Eck, price not disclosed.

Ross Avenue also had two entries recorded the same day, July 31: 69 Ross Ave., transferred by Richard P. Chevalier and Elaine S. Chevalier to the town of Ware, price not disclosed, and a separate 69 Ross Ave. filing recorded as a declaration of homestead naming Matthew George Hinkley as seller.

By price tier, all three disclosed sales fell under $100,000, with prices of $25,000, $30,000 and $70,000. No disclosed sale in the dataset exceeded six figures.

MARKET NOTES All three of the disclosed-price sales list a financial institution, Holyoke Credit Union, Monson Savings Bank, or CMG Mortgage Inc. and CMG Home Loans, as the buyer rather than an individual purchaser.

Of the nine deeds recorded, six were not conventional third-party property sales: two transferred property to the town of Ware (44 North St. and 69 Ross Ave.), three were recorded as declarations of homestead (2 Crescent Ter., 73 North St. and 69 Ross Ave.), and one was a condominium trust certificate transfer (44 North St., North Pleasant Unit 4). None of these six listed a sale price or reflected a bed/bath/square-footage figure in the deed record.
