Southampton Sale Prices Range Widely From $20,000 To $308,000

SOUTHAMPTON -- The Hampshire County Registry of Deeds recorded 13 property transfers in Southampton between Aug. 21 and Sept. 19, but only three carried a sale price as of this report, with the rest expected to post in the coming days.

MARKET OVERVIEW

Thirteen deeds were recorded for Southampton properties during the period. Of those, three included a sale price, ranging from $20,000 to $308,000, with a median of $56,850. The remaining 10 transfers show no price yet; that typically reflects a data lag of about a week at the registry rather than a withheld figure. A raw count of 13 recorded deeds is a moderate volume for the town, but with more than three-quarters of transactions still unpriced, it is too early to characterize the period as active or quiet based on price data alone.

64 White Loaf Rd sold for $308,000 on Aug. 26. Cregg Miller was the seller; Freedom Credit Union was the buyer.

3 East St sold for $56,850 on Aug. 28. The sellers were listed as Alicemarie B. Badecker, trustee, and Alicemarie B. Badecker, settlor. The buyers were Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc.

49 Coleman Rd sold for $20,000 on Aug. 28. The sellers were listed as Terrence James Ezold and Terrence Ezold. The buyer was Florence Bank.

No other transfers in the period had a recorded price as of this report.

NEIGHBORHOOD BREAKDOWN

Two streets saw multiple filings during the period. East Street had two transfers: 3 East St ($56,850) and 47 East St, from Christopher and Amy Carr to Cross River Bank, price not yet available. Pequot Road also had two: 55 Pequot Rd, from Philip J. Lailer, and 17 Pequot Rd, from Mortgage Electronic Registration Systems Inc./MERS to Tricia and John Kiefer, both price not yet available.

Two additional properties each generated a pair of same-day filings under slightly different spellings of their street names. Bissonette Circle/Bissonnette Circle at No. 17 was the subject of two Aug. 28 filings: one from Dennis A. and Susan C. Williams to the town of Southampton, and one from Bobcat Hollow Subdivision and Dennis A. Williams to a homeowners association certificate filing. Neither carried a price. White Loaf Road/Whiteloaf Road at No. 64 also generated two Aug. 26 filings from seller Cregg Miller: the $308,000 sale to Freedom Credit Union, and a separate transfer to the town of Southampton with no price recorded.

Among the three priced sales, all fell under $500,000: $20,000, $56,850 and $308,000.

MARKET NOTES

Bank and mortgage-company names appear as buyer or seller in most of the period's filings, including Rocket Mortgage LLC, Mortgage Electronic Registration Systems Inc./MERS, Florence Bank, Freedom Credit Union, Cross River Bank and Westfield Bank. That pattern, along with two transfers to the town of Southampton and one to a homeowners association certificate, suggests the period's recorded deeds include a substantial share of mortgage, foreclosure-related or municipal filings rather than conventional owner-to-buyer home sales. One transfer, 3 East St, involved a seller listed both as trustee and settlor of the same trust. One filing, at 55 Pequot Rd, listed the buyer only as "Declaration of Homestead," a type of registry filing rather than a named purchaser.
