Southampton Records 16 Property Transfers but Only Two Disclose Sale Prices

SOUTHAMPTON -- The Hampshire County Registry of Deeds recorded 16 property transfers in Southampton between July 24 and August 22, but only two listed a disclosed sale price, limiting what the data can show about the local market's direction this period.

No other transfer recorded during the period disclosed a sale price, so no additional transactions can be ranked by price.

NEIGHBORHOOD BREAKDOWN College Highway, recorded in the data as both "College Highway" and "College Hwy," had the most deed activity: four transfers spanning three addresses, 224, 172 and 17 College Highway. Gilbert Road had two transfers, at 55 Gilbert Road (July 30) and 71 Gilbert Road (July 28). Pleasant Street had two transfers, at 48 Pleasant Street (Aug. 3) and 110 Pleasant Street (July 24). Pomeroy Meadow Road had two transfers, at 166 Pomeroy Meadow Road (July 28) and 45 Pomeroy Meadow Road (July 24). The remaining transfers were single occurrences on County Road, Pequot Road, Nicole Circle and Crooked Ledge Road, plus one deed with no street address listed. MARKET NOTES Ten of the 16 recorded transfers list a bank or credit union as grantor, grantee, or both, including Florence Bank, PeoplesBank, Westfield Bank, Eastern Bank, Mortgage Electronic Registration Systems, Bank ESB, Peoples United Bank, Freedom Credit Union, Cross River Bank, Digital Federal Credit Union and Holyoke Credit Union. That pattern is consistent with mortgage-related recordings, such as discharges or assignments, rather than conventional buyer-to-seller sales; the deed data does not specify the nature of each transaction beyond grantor and grantee. Two properties transferred to the Town of Southampton during the period: 115 Crooked Ledge Road, from Daniel G. Fanion and Amelia Fanion, and 224 College Hwy, from Gary L. Kostek and Jennifer Kostek, both recorded July 24. The address 224 College Highway appears twice in the dataset under two spellings: Gary L.
