Southampton Home Prices Range Widely As Median Sale Hits $157,000

SOUTHAMPTON -- Southampton recorded 13 property transfers between July 31 and Aug. 29, but a sale price was disclosed in only five of those deeds. The highest recorded sale was $802,592 for a home on Kylene Circle, and nine of the 13 transfers involved a bank, credit union or mortgage-related entity as either grantor or grantee.

MARKET OVERVIEW Of the 13 deeds recorded during the period, five listed a sale price, ranging from $38,000 to $802,592. The median of those five disclosed prices was $157,000. The raw count of 13 recorded transfers does not, by itself, indicate whether the period was especially active or quiet, and with price data available for less than half the deeds, the recorded activity offers only a partial picture of local sale values.

The second-highest was 17 Moosebrook Road at $320,000, sold Aug. 7 by Kaitlyn Johnson, as personal representative of the estate of Patricia A. Johnson, to Ryan Nulph. Third was 11 Edward Avenue at $157,000, sold Aug. 5 by Cynthia Wurner and Jennifer Webb to Alicia L. Boyer. Fourth was 9 Glendale Woods Drive at $80,000, sold Aug. 5 by Tina M. LaCroix to Westfield Bank. Fifth was 59 Pomeroy Meadow Road at $38,000, sold Aug. 10 by William P. Koetsch and Frederyque L. Koetsch to Mortgage Electronic Registration Systems Inc.
