South Hadley September Sales All Price Under $500,000 as Recorded Deals Remain Few
South Hadley recorded 11 property deeds between Sept. 18 and Oct. 17, but only four showed a sale price so far, ranging from $133,523 to $355,000, with a median of $322,475. The period's top transaction was a $355,000 sale of a condominium unit at Library Commons on Canal Street.
SOUTH HADLEY -- Eleven property deeds were recorded in South Hadley between Sept. 18 and Oct. 17, but only four carried a sale price in the Hampshire County Registry of Deeds, with the highest reaching $355,000 for a condominium unit at Library Commons on Canal Street.
MARKET OVERVIEW The registry recorded 11 transactions in the period. Of those, four show a sale price, ranging from $133,523 to $355,000, with a median of $322,475. The remaining seven entries do not yet carry a recorded price, which is typical for deeds that have just been filed; prices often appear in registry records within about a week. Taken at face value, the raw count of 11 recorded documents is a modest volume for a one-month window, and a closer look shows that several of those filings are not traditional home sales but mortgages, homestead declarations or a municipal transfer, meaning the pool of conventional arm's-length sales this period is smaller than the headline count suggests.
TOP SALES The highest-priced transaction was 1 Canal St, Library Commons Unit 1D, which sold for $355,000. Sellers Alexus T. Keith and Wyatt Keith transferred the unit to buyer Jonathan Gorczyca.
A second entry, listed without a street address, recorded a $333,700 transfer from Jonathan Gorczyca to PeoplesBank. Because the buyer is a bank rather than an individual, this filing appears to reflect a mortgage rather than a resale of the unit.
At 8 Lamb St, a $311,250 transaction listed Bernash Realty LLC as seller and Mortgage Electronic Registration Systems Inc. (MERS) as buyer, another filing tied to a mortgage rather than a conventional sale.
The fourth priced entry, at 30 Harvard St, recorded $133,523. Sellers Robert H. Hartley III and Diane M. Hartley transferred the property to Rocket Mortgage LLC and MERS, again a mortgage-related filing rather than a sale to a new occupant.
NEIGHBORHOOD BREAKDOWN Canal Street saw the most activity on a single corridor: three separate filings touched the Library Commons Unit 1D/D address between Sept. 18 and 21, including the $355,000 sale to Gorczyca, a subsequent $333,700 filing to PeoplesBank, a transfer from Alexus Keith to the town of South Hadley, and a declaration of homestead filed by Gorczyca. Taylor Street also had two filings at the same address: 17 Taylor St, transferred from Lori Prince to the town of South Hadley, and 17 Taylor St Unit 17, where Michael Sheehan filed a declaration of homestead. High Street, Pine Street, Lamb Street, Harvard Street and Queen Circle each had a single recorded filing. On price, all four transactions with a recorded sale price fell under $500,000; no sale in this period reached that threshold.
MARKET NOTES The period's deed filings included a mix of transaction types beyond conventional home sales. Three of the 11 entries named mortgage-related entities, Rocket Mortgage LLC, MERS and PeoplesBank, as the buyer, indicating those filings are mortgages rather than property sales. Two entries listed "Declaration of Homestead" as the buyer, a legal filing rather than a change in ownership. One entry, at 85 Pine St, named "Order of Notice" as the buyer alongside seller Berkshire Bank, a designation typically associated with foreclosure proceedings. Two parcels, 17 Taylor St and 1D Canal St, were transferred to the town of South Hadley. Beds, baths and square footage are not available from deed records and are omitted here. No price-per-square-foot comparison is possible without square footage data.
