Single Disclosed Sale Sets $849,000 Benchmark Among Ten October Chesterfield Deeds

Chesterfield recorded 10 property transfers between Sept. 18 and Oct. 17, but only one, the Oct. 15 sale of 82 Willcutt Road for $849,000, has a sale price on file so far; the other nine show "price not yet available," a common lag at the registry.

CHESTERFIELD -- Ten property transfers were recorded in Chesterfield over the past month, but only one carried a sale price as of this writing, leaving most of the period's market activity undocumented in dollar terms for now.

MARKET OVERVIEW Ten sales were recorded in Chesterfield between Sept. 18 and Oct. 17. Of those, only one, the Oct. 15 sale of 82 Willcutt Road at $849,000, has a recorded consideration amount so far. The remaining nine show "price not yet available," which typically reflects a reporting lag at the registry rather than any withholding by the parties involved; prices for recent recordings usually appear within about a week. Because only one price is on file, a meaningful range or median cannot be calculated for the period as a whole. Based on raw count alone, 10 recorded transfers in a month is a notable amount of activity for Chesterfield, though the pricing picture remains incomplete.

TOP SALES The only transaction with a recorded price is 82 Willcutt Road, which sold for $849,000 on Oct. 15. The sellers were Sally L. Crowther and Geoffrey C. Crowther; the buyers were Nancy Kay Bennett and Alan Bennett. No other sales in this period have a recorded price, so additional transactions cannot be ranked by sale amount at this time. Several other transfers recorded during the month involved bank or federal agency sellers, including 27 Stage Road (seller: Mortgage Electronic Registration Systems Inc., buyers Paul D. Cronin and Chantel M. Cronin), 174 East Street (seller: Florence Bank, buyers Colleen Graves and Colleen F. Demerski), and 49 Cummington Road (seller: Florence Bank, buyers Gregory E. Monette and Kristen M. Hanley). Prices for all three are not yet available.

NEIGHBORHOOD BREAKDOWN Main Road had two transfers in the period: 0 Main Road (seller John A. Shaw, buyers John A. Shaw Tr. and Jennifer B. Shaw Tr.) and 135 Main Road (sellers Milenna Curtis and Roland M. Curtis). No other street had more than one recorded transfer. With price data available for only one of 10 sales, a breakdown by price tier is not meaningful this period; 82 Willcutt Road is the sole transaction that can be placed in a tier, and it falls above $500,000.

MARKET NOTES Three of the 10 transfers list a bank or federal agency as seller: Florence Bank (174 East Street and 49 Cummington Road), Mortgage Electronic Registration Systems Inc. (27 Stage Road), and USA Agriculture/USA Rural Development (205 Sugar Hill Road). A fourth, 67 Fuller Road, shows Greenfield Savings Bank as the buyer, with Kathryn Von Schoeler as seller. These patterns are consistent with lender or agency involvement in the chain of title; the deed data does not indicate the reason. Several other transfers appear to be family or trust related rather than open-market sales: 0 Main Road (Shaw to Shaw Tr.), 9 South Street (Keenan trustees to Keenan individuals), and a Chesterfield property with no street address listed (Hallenbeck Investment Trust to Hallenbeck and Ranney). One entry, 135 Main Road, lists "Declaration of Homestead" as the buyer, which is a filing type rather than a conventional purchase; no sale price is associated with it. No bed, bath or square footage data was available for any property in this period, and no price-per-square-foot comparisons can be made. The mix of transactions includes bank-originated transfers, intra-family trust transfers, and at least one open-market sale, but with sale prices pending for nine of 10 records, broader conclusions about pricing trends in Chesterfield cannot be drawn this month.
