EASTHAMPTON -- Ten property transfers were recorded in Easthampton between Sept. 18 and Oct. 17, but only two of those transactions carried a sale price as of this report, leaving most of the period's deed activity without pricing data.

MARKET OVERVIEW Hampshire County Registry of Deeds records show 10 transfers in Easthampton during the period. Of those, two included a recorded sale price, ranging from $150,000 to $200,000, for a median of $175,000. The remaining eight transfers consisted of a pending-price bank sale, an estate tax affidavit, an estate-to-individual transfer, two declarations of homestead, two municipal acquisitions by the city of Easthampton, and a transfer involving a savings bank, none of which carried price data yet. With just two of 10 transactions priced, the raw count does not yet support a read on overall market pricing for the month.

TOP SALES 7 Robin Road sold for $200,000 on Sept. 21. Christopher Parker was the seller; TruNorth Bank was the buyer. 19 Phelps Street sold for $150,000 on Sept. 21. Michelle A. Czarnik was the seller; Florence Bank was the buyer. No other transfers recorded during the period carried a sale price as of this report. Among those pending price: 7 Pinebrook Drive transferred from Freedom Credit Union to Allen S. Hall and Katharine E. Moitoza on Sept. 21.

NEIGHBORHOOD BREAKDOWN Pleasant Street saw two transfers: 35 Pleasant St., from the Roman Catholic Diocese to the city of Easthampton, and 116 Pleasant St., from Eastworks LLP to Greenfield Savings Bank. Neither carried a recorded price. No other street had more than one recorded transfer during the period. By price tier, both of the two priced sales, at 7 Robin Road and 19 Phelps Street, fell under $500,000.

MARKET NOTES Both recorded sale prices this period involved a bank as the buyer: TruNorth Bank at 7 Robin Road and Florence Bank at 19 Phelps Street. Separately, the city of Easthampton was the buyer in two transfers, 8 David Richardson Circle (from Doyne W. Loyd Jr. and Margaret W. Loyd) and 35 Pleasant St. (from the Roman Catholic Diocese), expanding municipal holdings during the period. One transfer, at 4 Windsor Circle, moved from an estate to an individual with the same last name, Ronald Carson, a pattern seen in estate settlements. Two entries, at 235 Hendrick St. and 34 Holyoke St., were declarations of homestead rather than sales. With pricing data available for only two of 10 transfers, no price-per-square-foot or property-type comparisons can be made this period.
