Only Two of Goshen's 13 Recorded Deeds Carry a Sale Price

GOSHEN -- Thirteen deeds were recorded in Goshen between Aug. 21 and Sept. 19, but only two carried a sale price in Hampshire County Registry of Deeds data as of this writing, leaving most of the period's recorded property activity without pricing information.

MARKET OVERVIEW Of the 13 recorded transfers, two included a consideration amount: $152,800 for a property on Birch Road and $320,000 for a property on Pond Hill Road. That puts the recorded price range for the period at $152,800 to $320,000, with a median of $236,400 based on those two figures. The remaining 11 deeds show price not yet available, which is typical for registry data and usually means pricing has not yet posted rather than any party withholding it. Based on raw count alone, 13 recorded deeds is a moderate volume of activity for the town over a four-week span.

TOP SALES 32 Pond Hill Road sold for $320,000 on Aug. 26. The sellers were Kathleen C. Fletcher and William C. Fletcher III; the buyer was Polish National Credit Union. 28 Birch Road sold for $152,800 on Sept. 15. The sellers were Mark E. Meserve and Suzanne Z. Meserve; the buyer was Florence Bank. No other deed recorded in the period includes a sale price.

NEIGHBORHOOD BREAKDOWN Lake Drive saw the most recording activity of any street, with three separate deeds: 164 Lake Drive (Aug. 28, from Mortgage Electronic Registration Systems Inc. to Georgia A. McCarthy), 29 Lake Drive (Aug. 27, a transfer from Dorothy A. Clayton and Donald A. Nichols into their own trust), and 0 Lake Drive (Aug. 26, from Ronald P. Moson to the town of Goshen). Bissell Road also recorded two deeds: 20 Bissell Road (Sept. 17, from Ronald E. Loven Jr. and Joan A. Loven to the Loven family trust) and 30 Bissell Road (Aug. 25, from Florence Bank to Kelly A. Loven and Kelly A. Burrington). No sale price was recorded for any of these five transfers. The remaining deeds are spread across individual streets, with one transfer each on Cape Street, Spruce Corner Road, Aberdeen Road, West Street and Cherry Road.

MARKET NOTES Of the 13 recorded deeds, several are not conventional arm's-length sales. Two involve the town of Goshen as buyer: 128 Spruce Corner Road, transferred from the Berube Family Trust, and 0 Lake Drive, transferred from Ronald P. Moson. At least five deeds moved property into or between family trusts, including 20 Bissell Road, 29 Lake Drive, and transfers by the McSweeney and Erikson families. One deed tied to 2 Cape St. is an affidavit regarding estate tax connected to the Thomas estate rather than a sale, and a filing tied to 0 West St. is a decision on an administrative zoning appeal rather than a property transfer. Two deeds, 28 Birch Road and 30 Bissell Road, involve Florence Bank as buyer or seller, and 164 Lake Drive was transferred from Mortgage Electronic Registration Systems Inc., a pattern consistent with bank-related transfers.
