Only Three of Pelham's July Property Transfers Disclose a Sale Price

PELHAM -- Of the 12 property transfers recorded at the Hampshire County Registry of Deeds for Pelham between June 26 and July 25, only three carried a disclosed sale price, and eight involved a bank or credit union as either buyer or seller.

MARKET OVERVIEW Three of the 12 recorded transfers included a sale price, ranging from $25,000 to $240,000, with a median of $60,000 among those three. The remaining nine transfers -- including three declarations of homestead, one zoning variance decision, and five additional property transfers to or from a bank or credit union -- did not disclose a price. With only three priced sales and a majority of the period's filings tied to financial institutions rather than open-market buyer-seller transactions, the data does not point to a broad, price-transparent home-buying period in Pelham this month.

TOP SALES The highest-priced transaction was 17 Buffam Road, which sold for $240,000 on July 7. Sellers Timothy Pachirat and Samantha Pachirat transferred the property to UMassFive College Federal Credit Union. Next was 19 South Valley Road, which sold for $60,000 on July 21; sellers Alisa C. Pearson and Geoffrey S. Hudson transferred the property to Florence Bank. The third disclosed sale was 7 Pine Tree Circle, which sold for $25,000 on July 2; sellers James E. McGinniss and Deirdre McGinniss transferred the property to Citizens Bank NA. Bed, bath and square-footage figures were not available in the deed data for any of these properties.

NEIGHBORHOOD BREAKDOWN Harkness Road accounted for three of the period's 12 recorded transfers, at 35, 40 and 42 Harkness Road, though none disclosed a sale price. Arnold Road accounted for two, at 47 and 20 Arnold Road, also without disclosed prices. The three transfers with disclosed prices -- $25,000, $60,000 and $240,000 -- were on three separate streets (Pine Tree Circle, South Valley Road and Buffam Road) and all fell under $500,000.

MARKET NOTES Eight of the 12 recorded transfers involved a bank or credit union as either grantor or grantee: Mortgage Electronic Registration Systems Inc. (87 Daniel Shays Highway and 10 Bray Court), Florence Bank (19 South Valley Road and 42 Harkness Road), UMassFive College Federal Credit Union (17 Buffam Road and 11 Gulf Road), Citizens Bank NA (7 Pine Tree Circle) and Navy Federal Credit Union (44 Amherst Road). Three additional filings -- at 35 Harkness Road, 40 Harkness Road and 20 Arnold Road -- were declarations of homestead rather than sales, and one filing, at 47 Arnold Road, was a decision by the Pelham Zoning Board of Appeals regarding a variance involving Team Sunshine Construction LLC. No square-footage or property-type data was available in the deed records to assess price-per-square-foot patterns or the mix of single-family, condominium or multifamily properties this period.
