Only One Of Seven Pelham Property Sales Shows Recorded Price So Far

PELHAM -- Only one of the seven property transfers recorded in Pelham's deeds over the past month carries a sale price so far, leaving the local market largely undefined pending additional registry data.

MARKET OVERVIEW Seven property transfers were recorded in Pelham between Sept. 18 and Oct. 17, according to Hampshire County Registry of Deeds data. Of those, only one, the Sept. 23 sale of 133 Amherst Road, has a price attached: $175,000. That figure stands as both the low and high end of the known price range, and by default the median, since it is the only recorded transaction with a sale amount. The remaining six transfers have no price yet in the registry, which typically appears within about a week of recording. The raw count of seven filings suggests some ongoing activity, but with pricing data this sparse, the period cannot be characterized as busy or slow based on price movement alone.

TOP SALES The only transaction with a confirmed price is 133 Amherst Road, which sold Sept. 23 for $175,000. Karen C. Bray was the seller; the buyer was George P. Goulas, trustee of Pelham Realty Trust. No bed, bath or square-footage figures were available in the deed record. The other six recorded transfers, at 95 Packardville Road, 42 Boyden Rd, 16 North Valley Road, 54 Meeting House Road, 222 North Valley Road and an address listed generically as Pelham, do not yet carry sale prices and cannot be ranked by value at this time.

NEIGHBORHOOD BREAKDOWN North Valley Road accounted for two of the seven transfers: 16 North Valley Road, sold Oct. 6 from UMass Five College Federal Credit Union to Patricia Schumm, and 222 North Valley Road, sold Sept. 18 from Patricia D. Williams, individually and as trustee, in connection with a declaration of homestead. No other street had more than one recorded transfer this period. The remaining transactions were scattered across Packardville Road, Boyden Road, Meeting House Road and Amherst Road, with no other geographic clustering evident in the data.

MARKET NOTES Six of the seven recorded transfers lack sale-price data as of this report; only the Amherst Road sale is priced. Two of the transfers, at 95 Packardville Road and 42 Boyden Rd, list Mortgage Electronic Registration Systems Inc. as the seller, one jointly with Countrywide Home Loans Inc., a pattern consistent with lender-held property changing hands. The 16 North Valley Road transfer also involved a lender, UMass Five College Federal Credit Union, as seller. One transfer, 54 Meeting House Road, moved from Guy G. Pettit, as trustee, to the town of Pelham on Sept. 29. The 222 North Valley Road filing is tied to a declaration of homestead rather than a conventional buyer-seller sale. No square-footage or bedroom/bathroom data was available for any property in this period, so no price-per-square-foot comparisons can be made.
