Northampton Home Sale Prices Range Widely as Pricing Data Lags for Most Deeds

NORTHAMPTON -- Hampshire County Registry of Deeds records show 17 property transfers in Northampton between Sept. 18 and Oct. 17, but only three carried a recorded sale price by the time this roundup was compiled. The rest, including several bank, trust and municipal transactions, had not yet posted a consideration amount.

MARKET OVERVIEW

Of the 17 recorded transfers, three included a sale price: $150,000, $175,000 and $250,000. Based on those three, the median sale price was $175,000 and the price range ran from $150,000 to $250,000. With 14 of 17 transactions still showing no price, it is not possible to characterize overall price trends for the period from the available data. The raw count of 17 recorded documents is notable, but a large share of them are not traditional arm's-length home sales; they include a municipal land acquisition pattern, bank-originated transfers, trust and estate transfers, and administrative filings such as a site plan approval decision and an estate tax affidavit.

TOP SALES

The highest-priced recorded transaction was 135 Riverbank Rd., which sold for $250,000 on Sept. 22. The sellers were David Mello and Monika Valecic; the buyer was Freedom Credit Union. Bed, bath and square footage figures were not available in the deed data.

The second-highest recorded sale was a unit at 72 Barrett St. (Coachlite Unit 320), which sold for $175,000 on Sept. 18. Sea Gull Properties LLC was the seller and Barrett Street Holdings LLC was the buyer.

A third transaction between the same parties, Sea Gull Properties LLC and Barrett Street Holdings LLC, recorded the same day, Sept. 18, at $150,000. The deed record did not specify a distinct street address beyond Northampton.

No other transactions in the dataset carried a recorded price for this period.

NEIGHBORHOOD BREAKDOWN

Barrett Street: Five of the 17 transactions involved 72 Barrett St., including the Coachlite condominium complex. These included the two Sea Gull Properties LLC sales to Barrett Street Holdings LLC noted above, a separate Sea Gull Properties LLC transfer to the city of Northampton, and two condominium trustee certificates (Units 320 and 112) involving Coachlite Condominium Trust. None of the latter three carried a recorded price.

Clark Avenue: Two transactions occurred at 17 Clark Ave., one a condominium trustee certificate for the McCormick Condominium and one a transfer from Ann Novick to the city of Northampton. Neither carried a recorded price.

City of Northampton acquisitions: Beyond Clark Avenue and Barrett Street, the city was recorded as buyer in transfers at 22 West Center St. (from Scott M. Brown and Katherine H. Sigelman) and 20 Bridge Rd. (from a trust held by Joseph A. Binner). Neither carried a recorded price.

Remaining single transactions, all without recorded prices: 11 Maple Ave. (Polish National Credit Union to Donna M. Bliznak and Ronald J. Tomasauckas), 95 Dunphy Dr. (Pysz Testamentary Trust to Kathleen A. Pysz), 90 King St. (PeoplesBank to Norma Lee Realty Trust), 292 Elm St. (Greenfield Cooperative Bank to Sam LaCroix and Tory Peterschild), and 80 Damon Rd., River Run Unit 3202 (Muhammad Saleem Paracha to Mariam Saleem Paracha).

Two additional recorded documents, 192 South St. and 332 Turkey Hill Rd., were not conventional property sales: the former was an estate tax affidavit tied to the estate of Patricia Catherine Byrnes, and the latter was a site plan approval decision involving Northampton City Planning and Rebecca Allen.

MARKET NOTES

Three bank-originated transfers appear in the data, from Polish National Credit Union, PeoplesBank and Greenfield Cooperative Bank, none with a posted price. The city of Northampton was recorded as buyer in four separate transactions (Clark Avenue, West Center Street, Bridge Road and Barrett Street), a pattern worth watching in future filings but one the deed data does not explain. The dataset includes a mix of property types: single-family addresses, condominium units and trust-held parcels.
