Northampton Deed Records Show Just One Priced Sale in October

Northampton's Hampshire County Registry of Deeds recorded 11 entries in October, but only four were actual property sales.

NORTHAMPTON -- Hampshire County Registry of Deeds filings for Northampton in October produced only one property sale with a recorded price, leaving most of the month's real estate activity without price figures to report.

MARKET OVERVIEW The registry recorded 11 entries referencing Northampton properties between Oct. 2 and Oct. 31, but only four represent actual property sales between a seller and a buyer. The remaining seven entries were not market sales: six were non-sale filings, including declarations of homestead at 33 Summer St, 59 Ice Pond Drive and 36 Conz St, an estate tax affidavit at 12 Hebert Ave, a trustee acceptance at 39 Hillside Rd, and a homeowners association certificate at 59 Ice Pond Road. A seventh, at 29 Winter St, was a nominal-consideration transfer within the Nieboer family trust and is not counted as a sale.

Of the four actual sales, only one carries a recorded price so far: $80,000 for 54 Sherman Ave. The other three, 35 Rust Ave, 17 New South St Unit 204 and 238 Bridge St Unit C, have price not yet available. With only one price on record, a meaningful price range or median cannot be calculated for the period. The raw count of four sales is too small, on its own, to characterize the month as active or quiet.

TOP SALES 54 Sherman Ave sold for $80,000 on Oct. 5. Florian Marschoun and Aundrea Marschoun sold the property to UMassFive College Federal Credit Union. It is the only sale in the period with a recorded price.

Three additional sales were recorded without a price yet available

35 Rust Ave sold Oct. 5. Fritha A. Pengelly and Pamela T. MacEwan sold the property to Northampton City.

17 New South St Unit 204 sold Oct. 2. Greenfield Savings Bank sold the unit to Collective LLC.

238 Bridge St Unit C sold Oct. 2. Florence Bank sold the unit to Feathers Framing LLC.

NEIGHBORHOOD BREAKDOWN The month's sales and filings are scattered across Northampton with no street showing more than one sale. Two entries, 59 Ice Pond Drive and 59 Ice Pond Road, share the same house number but differ in street suffix; both are non-sale filings, a declaration of homestead and a homeowners association certificate, respectively, rather than sales. Because only one of the four sales carries a price, a breakdown by price tier is not meaningful this period.

MARKET NOTES October's registry records fall into three distinct categories. Four entries are property sales with identified buyers and sellers: 54 Sherman Ave, 35 Rust Ave, 17 New South St Unit 204 and 238 Bridge St Unit C. One entry, 29 Winter St, is a nominal-consideration transfer within the Nieboer family trust. The remaining six entries are administrative filings rather than sales: declarations of homestead at 33 Summer St, 59 Ice Pond Drive and 36 Conz St; an estate tax affidavit at 12 Hebert Ave; a trustee acceptance at 39 Hillside Rd; and a homeowners association certificate at 59 Ice Pond Road.

Among the four sales, two involved buyers that are not individuals: Northampton City acquired 35 Rust Ave, and UMassFive College Federal Credit Union acquired 54 Sherman Ave. Two properties, 17 New South St Unit 204 and 238 Bridge St Unit C, carry unit designations in their addresses; deed data alone does not confirm property type. No square footage, bedroom or bathroom data was available for any property in this period's records, and with only one recorded price, no price-per-square-foot comparisons are possible.

Readers should expect price figures for the three pending sales, 35 Rust Ave, 17 New South St Unit 204 and 238 Bridge St Unit C, to appear in the registry within about a week of recording, consistent with typical reporting lag.
