MIDDLEFIELD -- Four properties in Middlefield recorded deed transfers between Sept. 18 and Oct. 17, with sale prices entered into the registry for two of them so far, ranging from $100,000 to $315,000.

MARKET OVERVIEW The Hampshire County Registry of Deeds recorded four property transfers in Middlefield during the period. Of those, two carry a recorded sale price, ranging from $100,000 to $315,000, with a median of $207,500 based on those two transactions. The other two sales have no price yet in the registry data, which typically appears within about a week of recording. With only four total transfers, the period reflects limited sales volume for the town based on the raw count alone.

TOP SALES The highest-priced recorded transaction was 95 Town Hill Rd, which sold for $315,000 on Oct. 9. The sellers were Pieter Loots and Beatriz Sternberg; the buyers were Embrace Home Loans Inc and Mortgage Electronic Registration Systems Inc. The second-highest recorded sale was 90 E River Rd, which sold for $100,000 on Oct. 14. The sellers were Scott R. Churchill and Michele L. Churchill; the buyer was Pentagon Federal Credit Union. Two additional transfers recorded during the period do not yet have a sale price listed: 185 East River Rd, sold Sept. 24 from seller PeoplesBank to buyers Susan E. Schneller and Susan Schneller; and 259 Skyline Trail, sold Sept. 22 from seller Derek Gallo to buyers Deane Gallo and Donna Slozak.

NEIGHBORHOOD BREAKDOWN Two of the four transfers occurred on the East River Road corridor: 90 E River Rd ($100,000) and 185 East River Rd (price not yet available), both recorded within three weeks of each other. The remaining two sales were on separate streets, Town Hill Road ($315,000) and Skyline Trail (price not yet available), with no other geographic clustering evident in this four-sale sample.

MARKET NOTES Two of the four transfers list financial institutions as the buyer or seller rather than individual names alone: Pentagon Federal Credit Union acquired 90 E River Rd, and Embrace Home Loans Inc and Mortgage Electronic Registration Systems Inc acquired 95 Town Hill Rd. Separately, PeoplesBank is listed as the seller of 185 East River Rd. The deed data does not specify the nature of these transactions beyond the named parties. The Skyline Trail transfer lists Derek Gallo as seller and Deane Gallo and Donna Slozak as buyers, a shared surname between seller and one buyer; the data does not indicate the reason for the transfer. No bed, bath or square-footage data was available for any of the four properties, so no price-per-square-foot comparisons can be made this period.
