Middlefield Sale Prices Range From $39,750 To $105,000 In August
MIDDLEFIELD -- Five property deeds were recorded in Middlefield between July 24 and Aug. 22, according to Hampshire County Registry of Deeds records, with only two of the five listing a disclosed sale price.
MARKET OVERVIEW Registry records show five deeds recorded in Middlefield during the period. Two listed a sale price, ranging from $39,750 to $105,000, with a median of $72,375 between the two disclosed figures. The remaining three deeds, covering 30 River Road, 176 Chipman Road and 9 Alderman Road, did not list a consideration amount. That is common for estate, homestead and municipal filings, which do not always carry a stated purchase price. With five deeds recorded over the four-week period and price data available for less than half of them, the dataset does not support a comparison to prior months or a characterization of the market as active or quiet.
TOP SALES The highest-priced transaction was 188 East River Road, which sold for $105,000 on Aug. 12. The sellers were listed as Susan Schneller and Susan Begin; the buyer was Begin Your Stay LLC. Bedroom, bathroom and square-footage figures were not available in the deed record. The second sale was 85 Chipman Road, which transferred for $39,750 on Aug. 21. The sellers were Barry E. Bernard and Meghan J. Bernard; the buyer was listed as Westfield Bank. No other deed recorded in the period listed a sale price, so no additional transactions can be ranked among the top sales.
NEIGHBORHOOD BREAKDOWN Chipman Road accounted for two of the five recorded deeds: 85 Chipman Road, which sold for $39,750, and 176 Chipman Road, for which no price was disclosed. No other street had more than one recorded deed in the period. By price tier, both disclosed sales fall under $500,000. The three undisclosed-price transactions, at 30 River Road, 176 Chipman Road and 9 Alderman Road, cannot be sorted into a price tier without a stated consideration amount.
MARKET NOTES Two of the five recorded instruments were not conventional third-party sales. The filing at 30 River Road was recorded as an affidavit regarding estate tax, with Michael M. Peros, personal representative of the estate of John Peter Peros, listed as grantor. The filing at 176 Chipman Road was a declaration of homestead by Albert N. Sirard and Barbara J. Sirard on their own property. Neither listed a sale price or a third-party buyer. The Aug. 21 transfer at 85 Chipman Road named Westfield Bank as grantee, the only deed in the period involving a bank as buyer. The July 28 transfer at 9 Alderman Road moved from James Edward and the Farrelly Family Farm Trust to the town of Middlefield; no price was disclosed. No property-type breakdown (single-family, condominium or multi-family) or square-footage data was available in any of the five deed records, so no price-per-square-foot comparison can be made this period.
