Median Sale Price Holds at $150,000 as Hatfield Records Six Transfers

HATFIELD -- Six properties changed hands in Hatfield in October, with recorded sale prices ranging from $150,000 to $250,000. Banks were party to five of the six transfers, either as buyer or seller.

MARKET OVERVIEW

The Hampshire County Registry of Deeds recorded 12 instruments tied to Hatfield addresses in October, but only six represent property transfers between a seller and a buyer. Of those six, three carried a recorded sale price: $150,000, $150,000 and $250,000, for a median of $150,000 among the sales with available pricing. The remaining three transfers, at 139 Main St., 7 Gore Ave. and 133 Elm St., have price not yet available. Separately, the registry recorded two nominal-consideration transfers and four other instruments, including two homestead declarations, an estate tax affidavit and a modification agreement, none of which are sales and none of which are included in the price range or median above. With six property transfers over the one-month period, activity appears modest based on the raw count alone.

122 Bridge St. sold for $250,000 on Oct. 2. HRB LLC was the seller; the buyer is listed as Florio Family Trust, with Charles J. Florio as trustee.

127 Depot Rd. sold for $150,000 on Oct. 15. Christopher James Kirkendall was the seller; Florence Bank was the buyer.

61 Plain Rd. sold for $150,000 on Oct. 6. Lisa A. Keller was the seller; Florence Bank was the buyer.

No other transfers in the October data carried a recorded sale price.

NEIGHBORHOOD BREAKDOWN

Elm Street had two recorded transfers: a nominal-consideration transfer at 14 Elm St. between William M. Donnis and David J. Donnis, and a transfer at 133 Elm St. from Florence Bank to KON Properties Inc., for which price is not yet available. West Street also had two recorded instruments: a homestead declaration at 22 West St. and an estate tax affidavit at 305 West St.; neither involved a reported sale price. By price tier, all three sales with recorded prices fell under $500,000: two at $150,000 (127 Depot Rd. and 61 Plain Rd.) and one at $250,000 (122 Bridge St.). Chesbrough to the Chesbrough Family Trust, both appearing to be transfers within the same family based on shared surnames and trust designations in the deed records.
