Just Two of 15 South Hadley Deeds Carry a Recorded Price So Far

SOUTH HADLEY -- Hampshire County Registry of Deeds records show 15 property transfers in South Hadley between Aug. 21 and Sept. 19, but only two carried a recorded sale price by the reporting deadline, limiting what can be said about the month's overall price trend.

MARKET OVERVIEW Fifteen deeds were recorded during the four-week period, but only 2 of the 15, about 13%, include a sale price so far. The remaining 13 are typical of the lag between recording and when a consideration amount posts to the registry, usually about a week. Of the two priced transactions, prices ranged from $161,000 to $1,200,000, and the midpoint of those two figures is $680,500. That figure is not a statistical median of the full 15 sales and should not be read as representative of the broader month; it reflects only the two transactions with available pricing. With price data this sparse, the raw deed count is the only reliable volume signal available, and it does not by itself indicate whether the period was more or less active than usual.

TOP SALES The highest-priced recorded sale was 511 Newton St, which sold for $1,200,000 on Aug. 21. The seller was Newton Street LLC and the buyer was Newton LLC. The only other transaction with a recorded price was 12 Linda St, which sold for $161,000 on Aug. 24. The sellers were Patrick W. Dowling and Toby K. Simmons; the buyers were Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. The remaining 13 sales, at addresses including 12 Karen Dr, 116 Stony Brook Way Unit 116, 19 Hildreth Ave, 2085 Memorial Dr, 96 Lyman St, 208 East St, 246 Hadley St, 37 Michael Dr, 53 Prospect St, 5 Ridge Rd, 48 Westbrook Rd, 8 Landers St and 88 Ridge Rd, have price not yet available.

NEIGHBORHOOD BREAKDOWN Ridge Road accounted for two of the month's 15 transfers, at 5 Ridge Rd and 88 Ridge Rd; both remain price not yet available. No other street had more than one recorded transfer in this period. By price tier, based only on the two sales with recorded figures, one fell under $500,000 (12 Linda St) and one exceeded $1 million (511 Newton St). The remaining 13 addresses cannot yet be sorted into a price tier.

MARKET NOTES A notable pattern in this period's deed data: at least 11 of the 15 recorded transfers list a bank, credit union, or mortgage servicer as either the grantor or the grantee, including Citizens Bank NA, T Bank, Freedom Credit Union, Holyoke Credit Union, Pennymac Loan Services LLC, New Residential Mortgage LLC, Massachusetts Housing Finance Agency, Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. That is consistent with bank-owned or mortgage-related property transfers rather than conventional owner-to-owner sales, though the deed records do not specify the circumstances of each transaction. Two transfers stand out from the typical buyer-seller pattern: 37 Michael Dr was transferred from Anthony C. and Amy C. Pierno to the town of South Hadley, and 246 Hadley St shows a homestead declaration recorded by the property's owners, Oleksandr and Nataliya R. Mazur, rather than a transfer to a new buyer.
