Just two of 12 Huntington deeds carry a sale price this month

Huntington recorded 12 property transfers between Sept. 25 and Oct. 24, but only two carried a sale price so far: $15,000 for 16 Knightville Dam Rd. and $272,000 for 2 Upper Russell Rd., the month's top sale, with a median of $143,500 across the two priced deeds.

HUNTINGTON -- Twelve property transfers were recorded at the Hampshire County Registry of Deeds for Huntington between Sept. 25 and Oct. 24, but only two carried a sale price by the time records were reviewed, limiting what can be said about the month's overall market.

MARKET OVERVIEW

The registry recorded 12 transfers in Huntington during the period. Of those, two listed a consideration amount: $15,000 and $272,000, producing a price range of $15,000 to $272,000 and a median of $143,500. Ten of the 12 transfers show no recorded price yet, which typically means the figure has not reached the registry's data rather than any withholding by the parties. With only two of 12 transfers priced, the raw count of recorded deeds is the clearest available signal of activity this month, and it does not by itself indicate whether the market was active or quiet in dollar terms.

TOP SALES

2 Upper Russell Rd. sold for $272,000 on Oct. 9. The sellers were listed as Thomas J. Haskell and Jonathan H. Haskell; the buyer was Westfield Bank. Bed, bath and square footage figures were not available from the deed record.

16 Knightville Dam Rd. sold for $15,000 on Oct. 13. The sellers were listed as Candace A. Thayer and Richard G. Boucher; the buyer was Greylock Federal Credit Union. Bed, bath and square footage figures were not available.

The remaining 10 recorded transfers in the period show no price yet, so no further ranked sales can be reported at this time. They include properties on Worthington Road, Littleville Road, Searle Road, Pisgah Road, Norwich Lake, Pond Brook Road, Goss Hill Road and Sampson Road.

NEIGHBORHOOD BREAKDOWN

Worthington Road saw two separate transfers in the period: 46 Worthington Rd., recorded Oct. 14 with JPMorgan Chase Bank NA as seller and Ryan W. MacRae and Heidi E. MacRae as buyers, and 69 Worthington Rd., recorded Oct. 2 with Westfield Bank as seller and Karen S. Lucas and Barre P. Lucas as buyers. Neither transfer has a recorded price yet.

By price tier, both of the month's priced sales, $15,000 and $272,000, fall under the $500,000 mark. No transfers in the period show a recorded price above $500,000, though that reflects the current state of available price data rather than a confirmed ceiling on the month's sales.

Littleville Road and Searle Road each had one transfer on Oct. 14, both involving members of the Steward family as sellers and buyers, with no price yet recorded for either.

MARKET NOTES

Several of the month's transfers appear to be within-family or trust-related: 8 Maple St. moved from Michelle M. Graton to the Michelle M. Graton Trust; 245 Norwich Lake moved from Amy L. Harris to David R. Harris Tr. and Amy L. Harris Tr.; 40 Sampson Rd. moved from Christopher J. Saner and Susan M. Miller to the Miller/Saner trust; and the Littleville Road and Searle Road transfers involved Steward family names on both sides. None of these carry a recorded sale price.

Lender names appear as either seller or buyer in several deeds: JPMorgan Chase Bank NA (46 Worthington Rd.), Westfield Bank (2 Upper Russell Rd. and 69 Worthington Rd.), Greylock Federal Credit Union (16 Knightville Dam Rd.) and Farm Credit East ACA (17 Goss Hill Rd.). The deed data does not specify the nature of these transactions beyond grantor and grantee names.

Two transfers in the dataset do not fit a standard sale pattern based on the listed grantee: 126 Pisgah Rd., recorded as a "Release of Homestead," and 1 Pond Brook Rd., recorded with "EASEME" as grantee. Neither carries a sale price, and the deed records do not provide further detail on their nature.

Property type (single-family, condo or multi-family) was not specified in any of the 12 deed records reviewed.
