HUNTINGTON -- Thirteen property deeds were recorded in Huntington between Sept. 18 and Oct. 17, but sale prices had been entered into the registry for only three of them by the time of this report, ranging from $15,000 to $272,000.

MARKET OVERVIEW The Hampshire County Registry of Deeds recorded 13 property transfers in Huntington during the period. Of those, three carry a recorded sale price: $15,000, $180,598 and $272,000, for a median of $180,598. The other 10 transfers show no price yet, which the registry says typically appears within about a week of recording and does not indicate the parties withheld the figure. Based on the raw count of 13 recorded deeds, the four-week period shows a typical level of transfer activity for Huntington, though with price data covering less than a quarter of the transactions, it is not possible to draw firm conclusions about overall market value trends this period.

TOP SALES The highest-priced recorded sale was 2 Upper Russell Rd, which sold for $272,000 on Oct. 9. The sellers were Thomas J. Haskell and Jonathan H. Haskell; the buyer was Westfield Bank. Bed, bath and square footage figures were not available.

The second-highest was 6 Pine St, which sold for $180,598 on Sept. 18. The sellers were Janet T. Smith and Russell G. Smith; the buyers were Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc.

The third recorded sale was 16 Knightville Dam Rd, which sold for $15,000 on Oct. 13. The sellers were Candace A. Thayer and Richard G. Boucher; the buyer was Greylock Federal Credit Union.

The remaining 10 recorded transfers, at 8 Maple St, 46 Worthington Rd, 44 Littleville Rd, 53 Searle Rd, 126 Pisgah Rd, 69 Worthington Rd, 245 Norwich Lake, 1 Pond Brook Rd, 17 Goss Hill Rd and 40 Sampson Rd, do not yet show a sale price in the registry data.

NEIGHBORHOOD BREAKDOWN Worthington Road saw two separate transfers this period: 46 Worthington Rd, from JPMorgan Chase Bank NA to Ryan W. MacRae and Heidi E. MacRae, and 69 Worthington Rd, from Westfield Bank to Karen S. Lucas and Barre P. Lucas. Neither carries a price yet. No other street had more than one recorded transfer. All three transactions with recorded prices, at Upper Russell Road, Pine Street and Knightville Dam Road, fall under the $500,000 tier. The remaining addresses, on Maple Street, Littleville Road, Searle Road, Pisgah Road, Norwich Lake, Pond Brook Road, Goss Hill Road and Sampson Road, are scattered across town with no other geographic overlap.

MARKET NOTES Several of the 13 recorded transfers were not conventional market sales between unrelated buyers and sellers. These included an estate tax affidavit at 8 Maple St, a release of homestead at 126 Pisgah Rd, and an easement transaction at 1 Pond Brook Rd. Two transfers moved property into trusts held by the same individuals: 245 Norwich Lake, from Amy L. Harris to David R. Harris and Amy L. Harris as trustees, and 40 Sampson Rd, from Christopher J. Saner and Susan M. Miller to Susan M. Miller and Christopher J. Saner as trustees. Two additional transfers involved Steward family members: 44 Littleville Rd, from Daria Steward and Daria D. Steward to Angela Steward, and 53 Searle Rd, from Richard R. Steward and Daria D. Steward to Daria D. Steward.

Financial institutions appeared as a party in six of the 13 recorded transfers: JPMorgan Chase Bank NA (46 Worthington Rd), Westfield Bank (2 Upper Russell Rd and 69 Worthington Rd), Farm Credit East ACA (17 Goss Hill Rd), Greylock Federal Credit Union (16 Knightville Dam Rd) and Rocket Mortgage LLC with Mortgage Electronic Registration Systems Inc. (6 Pine St). No bedroom, bathroom or square footage figures were available for any recorded deed in this dataset, and no condominium or multi-family property designations appeared among the 13 transfers.
