HATFIELD -- The Hampshire County Registry of Deeds recorded 11 property transactions involving Hatfield addresses between Sept. 25 and Oct. 24, but only one carried a recorded sale price, limiting what can be said about pricing trends for the period.

MARKET OVERVIEW

Eleven transactions touching Hatfield properties were recorded during the period. Of those, only one, the sale of 58 Main St. Center School Unit 3, included a sale price: $352,000, recorded Sept. 28. Because sale prices are commonly added to deed records within about a week of recording, prices for the remaining 10 transactions had likely not yet been entered into the public record as of this report, not withheld by any party. With just one priced transaction, the $352,000 figure serves as both the low and high end of the recorded price range and as the period's median. The count of 11 recorded transactions cannot be characterized as active or quiet without comparable price data from this or prior periods.

TOP SALES

The only transaction with a recorded price for the period was 58 Main St. Center School Unit 3, which sold for $352,000, recorded Sept. 28. The seller was listed as Marlene L. Sanderson and the buyer as Greenfield Savings Bank. No bed, bath or square-footage figures accompanied this or any other deed entry for the period. Prices for the remaining 10 transactions, at 122 Bridge St., 19 King St., 14 Elm St., 9 Plantation Rd., 115 Elm St. Unit 4A, 22 South St., 58 Main St., 58 Main St. Unit 3, 4 Plantation Rd. and an unaddressed Hatfield filing, were not yet available in the registry record.

NEIGHBORHOOD BREAKDOWN

Main Street accounted for three of the 11 recorded transactions: the priced sale at 58 Main St. Center School Unit 3, a transfer of 58 Main St. itself from Linda M. Courtney Revocable Trust interests and John L. Newell to Hatfield Town, and a related transfer of 58 Main St. Unit 3 within the Courtney trust. Elm Street had two transactions: 14 Elm St. and 115 Elm St. Unit 4A. Plantation Road also had two: 4 Plantation Rd. and 9 Plantation Rd. Bridge Street, King Street and South Street each had one recorded transaction. One entry listed no street address, showing Hatfield Town and Catherine Lorys as sellers and "Amendment" as the buyer, a different type of filing than a property sale.

MARKET NOTES

The period's deed records include a mix of transaction types beyond traditional home sales. Two entries are declarations of homestead rather than property sales: 14 Elm St., where David J. Donnis is listed as seller, and 22 South St., where Jonas C. and Veronica J. Boinay are listed as sellers. Two entries are trust transfers within the same name: 9 Plantation Rd., from Sandra Kay Leary to the Sandra Kay Leary Revocable Trust, and 58 Main St. Unit 3, within the Linda M. Courtney Revocable Trust. Banks or mortgage-related entities appear as buyer or seller in several transactions: Greenfield Savings Bank appears twice, as buyer at both 122 Bridge St. and 58 Main St. Center School Unit 3; Florence Bank is listed as seller at 115 Elm St. Unit 4A; Mortgage Electronic Registration Systems Inc. is listed as seller at 19 King St.; and Member Advantage Mortgage LLC and UMass Five College Federal Credit Union are listed as seller and buyer, respectively, at 4 Plantation Rd. Unit designations at 115 Elm St. Unit 4A, 58 Main St. Unit 3 and 58 Main St. Center School Unit 3 indicate condominium-style properties among the period's transactions, alongside single-address transfers on Bridge, King, Elm, South and Plantation streets.
