HATFIELD -- Eleven property transfers were recorded at the Hampshire County Registry of Deeds for Hatfield between Sept. 18 and Oct. 17, but only three carried a sale price at the time records were compiled, limiting what can be said about overall market direction this period.

MARKET OVERVIEW Eleven deeds were recorded in the four-week period. Of those, three carried a recorded sale price, ranging from $100,000 to $572,600, with a median of $352,000 among the priced sales. The remaining eight transactions show "price not yet available," which is typical for deed data recently filed with the registry; prices for those entries may surface in coming weeks. Based on raw count alone, 11 recorded deeds is a moderate volume for the town, though with roughly a quarter of transactions showing a price so far, a fuller read on where values stand will depend on later data.

TOP SALES The highest-priced recorded sale was 19 King St, which sold for $572,600 on Sept. 18; sellers were Patrick Andrew Boughan and Jennifer Christine Akey, and the buyer listed is Mortgage Electronic Registration Systems Inc. (MERS). The second-highest was 58 Main St, Center School Unit 3, which sold for $352,000 on Sept. 28; the seller was Marlene L. Sanderson and the buyer was Greenfield Savings Bank. The third was 7 Gore Ave, which sold for $100,000 on Sept. 22; the seller was listed as Kathryn L. Tobin, also recorded as Kathryn L. Beaupre, and the buyer was Freedom Credit Union. No beds, baths or square footage figures were available in the deed data for any of these transactions.

NEIGHBORHOOD BREAKDOWN Main Street saw the most activity, with three separate transfers recorded: 58 Main St, 58 Main St Unit 3, and 62 Main St. Two of those, 58 Main St and 62 Main St, were acquired by Hatfield Town; the sellers were the Linda M. Courtney Revocable Trust and John L. Newell for the former, and Trident Realty Corp for the latter. Prices for both municipal acquisitions were not yet available. By price tier among the transactions with recorded figures, one fell under $500,000 (58 Main St Center School Unit 3 at $352,000 and 7 Gore Ave at $100,000) and one exceeded $500,000 (19 King St at $572,600). The remaining eight properties, including 4 Plantation Rd, 45 Bridge St, 129 North Hatfield Rd, 91 Elm St and an unaddressed Hatfield parcel, had no price on file.

MARKET NOTES A notable share of this period's recorded deeds involved mortgage holders or credit unions as either buyer or seller. Five of the 11 transactions, 4 Plantation Rd, 45 Bridge St, 7 Gore Ave, 19 King St and an unaddressed Hatfield property, listed MERS, Member Advantage Mortgage LLC, Greenfield Savings Bank, Freedom Credit Union or UMassFive College Federal Credit Union as a party. Separately, three transactions involved family or personal trusts as sellers or buyers: 58 Main St Unit 3 (Linda M. Courtney Revocable Trust), 91 Elm St (Stephen Chmura Revocable Trust) and the unaddressed Hatfield parcel acquired by the Frederick J. Bogin Revocable Trust. The deed data does not specify property type for any transaction beyond the "Unit 3" designation at 58 Main St, which suggests a condominium or multi-unit building. No square footage or price-per-square-foot figures were available for comparison across the recorded sales.
