Hatfield Condo Sells for $470,000 as Registry Awaits Other Sale Prices

HATFIELD -- The Hampshire County Registry of Deeds recorded 14 transactions tied to Hatfield properties between Aug. 21 and Sept. 19, but only one carried a sale price by the time records were compiled: a $470,000 condominium sale at 115 Elm St.

MARKET OVERVIEW The registry logged 14 recordings involving Hatfield properties during the period, a typical volume of activity for the town judged by count alone. Of those, only one had posted a sale price: $470,000, for a condominium unit at 115 Elm St. That figure stands as both the price range and the median for the period, since it is the only price on record. The remaining 13 recordings, several of them apparent property transfers, had not yet posted a price. Sale prices typically appear at the registry within about a week of recording, so additional figures from this period are expected to surface later.

TOP SALES The only sale with a recorded price was 115 Elm St., Unit 11A, in the Hatfield Village condominium complex, which sold for $470,000 on Aug. 31. Diane M. Page, trustee, and the Page Family Trust sold the unit to George and Heather Houck. The remaining notable transfers in the period had no price attached as of this report: 12 Sunset Ave. changed hands Sept. 3, with Member Advantage Mortgage LLC and Timothy P. Zima as sellers and UMassFive College Federal Credit Union as buyer. At 6 South St., Wells Fargo Bank N.A. and Jason M. Antosz transferred the property to Freedom Mortgage Corp. on Sept. 2. At 15 Primrose Path, First Eagle Federal Credit Union sold to Kerry O'Sullivan on Aug. 31. At 8 Pine Edge Way, Yossri Kairlis and Naglaa Kirolous transferred the property on Aug. 21 to Naglaa Kirolous, trustee of the Naglaa Kirolous Revocable Trust.

NEIGHBORHOOD BREAKDOWN Elm Street accounted for the most recorded activity in the period, five entries across two addresses: a master deed and related unit filings at 18 Elm St.'s Anna Hunt Breed condominium, and the priced sale plus a related unit filing at 115 Elm St.'s Hatfield Village condominium. Primrose Path and Primrose Ph. together produced two more recordings, one of which transferred a property to the town of Hatfield. The remaining recordings were spread one apiece across Sunset Avenue, South Street, The Jog and Pine Edge Way, with no other street showing more than a single entry.

MARKET NOTES The period's only recorded price, $470,000, applied to a condominium unit rather than a single-family home; condominium-related filings at the Anna Hunt Breed and Hatfield Village complexes accounted for six of the 14 recordings. Two properties, at 115 Elm St. and 8 Primrose Ph., transferred to the town of Hatfield; the deed data does not indicate the purpose of either acquisition. At 8 Pine Edge Way, the property moved from individual owners into a revocable trust held by one of the same owners, a same-family transfer rather than an open-market sale. Six of the 14 recordings were not property sales at all: two declarations of homestead (9 The Jog and 8 Primrose Path), a condominium master deed and unit certificate (18 Elm St.), a partial certificate of compliance (12 Elm St.) and a zoning special permit decision (18 Elm St.). Bedroom, bathroom and square-footage figures were not available in the deed data for any property in this period.
