GRANBY -- Financial institutions appeared as either the buyer or the seller in seven of the 14 property deeds recorded in Granby between Aug. 21 and Sept. 19, while a $769,000 Taylor Street sale was the period's highest-priced transaction on record.

MARKET OVERVIEW The Hampshire County Registry of Deeds recorded 14 property transfers in Granby during the four-week period. Of those, five carry a sale price so far, ranging from $95,000 to $769,000, with a median of $245,000 among the priced sales. The remaining nine deeds have not yet had a price entered in registry data, which typically appears within about a week of recording. Because no prior-period figures are available for comparison, the raw count of 14 recordings does not by itself indicate whether the period was more or less active than usual.

TOP SALES 95 Taylor St. sold for $769,000 on Aug. 26, the period's highest recorded price. Sellers Lawrence H. Humphrey Jr. and Shaina M. Humphrey sold the property to Jill Kopka. The same sellers also transferred an additional Granby parcel to the Town of Granby that day; a price for that transfer is not yet available.

173 South St. sold for $249,900 on Aug. 25. Sellers Charles B. Smith and Christina J. Smith transferred the property to Westfield Bank.

28 New Ludlow Rd. sold for $245,000 on Aug. 21. Seller SR Homebuyers LLC transferred the property to MMott LLC and Joseph Cardaropoli, trustee.

107 West St. sold for $213,823 on Aug. 25. Sellers Jennifer Gagne and Kevin Gagne transferred the property to Polish National Credit Union.

23 Trompke Ave. sold for $95,000 on Aug. 25. Sellers David E. Trompke and Lynn D. Trompke transferred the property to Florence Bank.

NEIGHBORHOOD BREAKDOWN West Street had two recorded transfers: 107 West St., which sold for $213,823, and 79 West St., where PNC Bank NA and National City Bank transferred the property to Ronald L. Harrop; a price is not yet available for that sale. The 662 Amherst Rd. Notch condominium, Unit 5, had two deeds recorded on the same day, Aug. 24: one transferring the unit from Joni E. Fleming to Fleming and Scott Brady jointly, and a second transferring Brady's interest, with a homestead declaration filed on the unit. Among the five priced sales, one fell under $100,000 (Trompke Avenue), three fell between $200,000 and $300,000 (South Street, New Ludlow Road and West Street), and one exceeded $500,000 (Taylor Street). The remaining nine recordings, on Kendall Street, Trout Lily Lane, Chicopee Street, Barton Street and Carver Street, each represent a single deed for that address.

MARKET NOTES Seven of the 14 deeds recorded this period list a bank or credit union as either the seller or the buyer of record: Mortgage Electronic Registration Systems Inc. on Kendall Street; Westfield Bank on South Street; Polish National Credit Union on both West Street and, as seller, Trout Lily Lane; Florence Bank on Trompke Avenue; PNC Bank NA and National City Bank on West Street; and Citizens Bank NA on Carver Street. No bedroom, bathroom or square-footage figures accompanied any of the 14 deeds, and price data is available for only five so far, which limits any price-per-square-foot or property-type comparison this period. Two recordings, at 337 Chicopee St. and the 662 Amherst Rd. Notch unit, list a homestead declaration rather than a purchasing buyer, and a Barton Street recording lists an Order of Conditions tied to the Conservation Commission rather than a market sale, according to deed records.
