Granby Sale Prices Span $25,000 To $421,800 As Few Are Disclosed

GRANBY -- Sixteen properties changed hands in Granby between July 24 and Aug. 22, but a sale price was disclosed in just three of those transactions. The highest recorded price was $421,800 for a home on Carver Street sold to a bank.

MARKET OVERVIEW Registry of Deeds records show 16 sales in Granby during the period. Only three of those 16 transactions included a disclosed consideration amount, ranging from $25,000 to $421,800, with a median of $100,000 among the three disclosed prices. The overall count of 16 recorded deeds points to routine activity for the period, but because 13 of the 16 transactions did not include a sale price, the data offers limited visibility into where broader home values stood this month. Many of the undisclosed-price entries were not conventional home sales but administrative filings, estate matters or trust transfers recorded alongside property transfers.

TOP SALES Because only three transactions included a disclosed price, those three represent the full ranking available for this period. 103 Carver St. sold for $421,800 on July 29, the highest recorded price of the period. The sellers were Mary B. Vallee and David F. Vallee; the buyer of record was Citizens Bank NA. 2 Lakeview Ave. sold for $100,000 on July 27. The sellers were listed as Jacqueline E. Shaw Swist and Jacqueline E. Swist; the buyer was Polish National Credit Union. 59 Center St. sold for $25,000 on July 28. The sellers were Gary L. Glenn and Melanie A. Glenn; the buyer was Greater Springfield Credit Union.

NEIGHBORHOOD BREAKDOWN Taylor Street saw the most recorded activity of any street in the period, with three separate transactions: 54 Taylor St. (July 27), 157 Taylor St. (July 27) and 192 Taylor St. (July 24). None of the three disclosed a sale price. Carver Street had two recorded transactions, at 101 and 103 Carver St., both dated July 29; only the 103 Carver St. sale disclosed a price. A property at 5 Lanebrook Circle, also recorded in the dataset as 5 Lane Brook Circle, changed hands twice within the four-week period: first from UMassFive College Federal Credit Union to Anne Vittoria on July 29, then from Vittoria to the Town of Granby on July 27. The remaining nine transactions were each the only recorded sale on their street: School Street, Amherst Street, Forge Pond Road, Kendall Street, Parish Hill Road, Batchelor Street, Common Street and Taylor Street's third entry.

MARKET NOTES A sale price was disclosed in 3 of the 16 recorded deeds, or 19 percent, consistent with the pattern in deed data where many transfers, refinances and administrative filings do not carry a listed consideration amount. Banks or credit unions were named as the buyer of record in three transactions: 59 Center St. (Greater Springfield Credit Union), 2 Lakeview Ave. (Polish National Credit Union) and 132 Kendall St. (Salem Five Cents Savings Bank). Several recorded instruments were administrative or estate-related rather than traditional property sales, including a scrivener's affidavit at 101 Carver St., an affidavit regarding estate tax at 157 Taylor St., a certificate of death at 2 Common St., and a declaration of homestead at 223 Amherst St. One transaction, at 7 School St., transferred ownership from Michelle M. Bushey to Michelle M. Bushey as trustee, a within-family trust transfer.
