Granby Deed Activity Shows Few Priced Sales as Homestead Filings Dominate September

GRANBY -- Ten deeds were recorded at the Hampshire County Registry of Deeds for Granby properties between Sept. 25 and Oct. 24, but only two carried a sale price, leaving most of the period's property activity without a confirmed value so far.

MARKET OVERVIEW Ten transactions were recorded during the four-week period. Of those, two listed a sale price: $25,000 and $265,000, producing a full price range of $25,000 to $265,000 and a median of $145,000 between the two priced sales. The other eight transfers had not yet received a price from the registry as of this writing, which is typical for recently filed deeds. Ten recorded deeds over four weeks is a modest volume for a small town the size of Granby, though no prior-period data was provided for direct comparison.

TOP SALES 7 Carver St. sold for $265,000 on Sept. 30, the highest recorded price in the period. The seller was Clifford C. Hatch, personal representative for the estate of Viola E. Hatch; the buyer was Ryan J. Voiland. Bed, bath and square-footage figures were not available from the deed record.

A Granby property without a listed street address sold for $25,000 on Sept. 29. The seller was Matthew A. Hill; the buyers were Victoria Gaj and Aaron Gaj.

The remaining eight deeds recorded in the period, including transfers at 247 Chicopee St., 306 Amherst St., 181 West State St. and 597 Amherst Rd., had not yet received sale prices from the registry and could not be ranked among top sales.

NEIGHBORHOOD BREAKDOWN No single street recorded more than one transaction during the period. Streets with recorded deed activity include Carver, Chicopee, Taylor, Amherst (both Street and Road addresses), Kendall, West State, South and School.

By price tier, both sales with confirmed prices, $25,000 and $265,000, fall under the $500,000 mark. The remaining eight transfers cannot yet be sorted into a price tier because their sale prices are pending at the registry.

MARKET NOTES Four of the 10 recorded transfers, at 23 School St., 116 South St., 149 Taylor St. and 181 Kendall St., listed "Declaration of Homestead" as the grantee rather than a named buyer, meaning these were homestead filings rather than sales to a new owner.

Three deeds listed a bank, credit union or mortgage-servicing company as the seller: Holyoke Credit Union at 306 Amherst St., NewRez LLC and Shellpoint Mortgage Servicing jointly at 181 West State St., and Member Advantage Mortgage LLC at 597 Amherst Rd.

One deed, at 247 Chicopee St., transferred ownership among family members, from Wayne D. Tetrault and Michelle G. Tetrault to Bruce L. Tetrault. One deed, at 7 Carver St., was an estate transfer handled through a personal representative.

Because eight of the 10 recorded deeds lack price data and none include bed, bath or square-footage figures, broader price-per-square-foot or property-type comparisons cannot be made from this data set.
