Four priced Ware sales range from $80,500 to $360,000 in September

WARE -- Eleven property deeds were recorded in Ware between Sept. 18 and Oct. 17, but only four carried a sale price in Hampshire County Registry of Deeds data as of this report. The recorded prices ranged from $80,500 to $360,000.

MARKET OVERVIEW

The registry recorded 11 deed transfers in Ware during the period. Of those, four included a sale price, ranging from $80,500 to $360,000, with a median of $214,500 among the priced transactions. The remaining seven transfers, including sales on Greenwich Road, Malboeuf Road, James Road, Murphy Road, Church Street and South Street, show price not yet available, which is common when figures have not yet reached registry data, typically appearing within about a week of recording. With just over a third of transfers currently priced, the full scope of September's market activity in Ware cannot yet be assessed from price data alone.

TOP SALES

The highest-priced recorded transfer was 4 Eddy St., which sold for $360,000 on Sept. 23. The seller was listed as Mooch Properties LLC and the buyer as Gabriella Nkinzi. Bed, bath and square footage figures were not available in the deed record.

5 Dora St. sold for $249,000 on Sept. 22. The seller was listed as L Nominee Realty Trust, with Lisa M. Dimarzio as trustee, and the buyer was Country Bank for Savings.

81 Church St. sold for $180,000 on Sept. 22. The seller was Devin M. Peterson and the buyer was listed as New American Funding LLC.

186 Monson Turnpike Rd. sold for $80,500 on Sept. 21. The sellers were listed as Daniel A. Ring and Daniel R. Ring, and the buyer was Luso Federal Credit Union.

NEIGHBORHOOD BREAKDOWN

Church Street had two recorded transfers in the period: 81 Church St., which sold for $180,000, and 134 Church St., for which a price is not yet available. No other street had more than one recorded transfer. All four priced sales fell under the $500,000 mark, with no transactions in the $500,000-to-$1 million or over-$1 million tiers recorded for this period.

Several buyers listed in the deed data are financial institutions rather than individual purchasers, including NBT Bank N.A. Two records, at 16 Murphy Rd. and 134 Church St., listed "Declaration of Homestead" as the buyer field rather than a purchaser name, and the Sept. 18 transfer at 16 Walnut St. listed "Notice of Filing Complaint" as the buyer, indicating these entries are legal filings associated with the properties rather than conventional purchase transactions. The sale at 5 Dora St. involved a trust as seller, a pattern sometimes seen in estate or family-related transfers.
