Chesterfield October sale prices range from $170,000 to $193,000 so far

CHESTERFIELD -- The Hampshire County Registry of Deeds recorded 10 Chesterfield transactions in October, but only seven represent property sales; the rest were a nominal-consideration transfer within one family, a trust transfer, and a homestead declaration filing. Only two of the seven sales carry a recorded price so far, ranging from $170,000 to $193,000.

MARKET OVERVIEW

Seven property sales were recorded in Chesterfield between Oct. 2 and Oct. 31. Of those, two have a recorded sale price: $170,000 and $193,000, for a median of $181,500. The remaining five sales show price not yet available, which is typical for recently recorded deeds and does not indicate the parties withheld the figure. With only two of seven sales priced so far, it is too early to characterize the month's overall price trend; the raw count of seven sales, plus two additional non-sale transfers, indicates a period of ordinary registry activity for a small town.

TOP SALES

54 Bray Rd. sold for $193,000 on Oct. 20. Sellers Trisha J. Curran and Susan S. Marker conveyed the property to buyers Kirk Stephens and Douglas B. Stephens. Bed, bath and square footage figures were not available in the deed record.

205 Sugar Hill Rd. sold for $170,000 on Oct. 22. Seller Jean Fernandez conveyed the property to buyer Shane Tripp. No bed, bath or square footage data was available.

The remaining five sales from the period, at 82 Willcutt Rd., 309 Ireland St., 27 Stage Rd., 174 East St. and 49 Cummington Rd., do not yet have recorded prices and cannot be ranked among the top sales until pricing data is available.

NEIGHBORHOOD BREAKDOWN

Cummington Road saw two separate transactions in October: 49 Cummington Rd. sold to Gregory E. Monette and Kristen M. Hanley with a price not yet available, while 110 Cummington Rd. changed hands in a nominal-consideration transfer from Edward J. Gorski Jr. and Laurie V. Gorski to Thomas N. Gorski, a transfer that is not counted as a market sale. No other street in the dataset had more than one recorded sale. By price tier, the two sales with recorded figures both fall under $200,000; the five sales awaiting price data span Willcutt Road, Ireland Street, Stage Road, East Street and Cummington Road and cannot yet be placed into a tier.

(27 Stage Rd.), and Florence Bank, which appeared twice, at 174 East St. and 49 Cummington Rd. No bed, bath or square footage figures were available in any of the 10 recorded entries, so no price-per-square-foot comparisons can be made this month. Beyond the seven sales, two transactions were recorded as nominal consideration under $10,000 and are not counted toward the sales total or price range: a transfer among Gorski family members at 110 Cummington Rd. and a transfer from John A. Shaw to John A. Shaw TR and Jennifer B. Shaw TR at 0 Main Rd., the latter identified as a trust transfer based on the "TR" designation in the grantee names. A 10th entry, at 92 South St., was recorded as a declaration of homestead rather than a property sale and is not included in the sales count.
