Four priced sales in Belchertown range from $140,000 to $350,000 this period

BELCHERTOWN -- Fifteen property transfers were recorded in Belchertown during the period from Sept. 18 to Oct. 17, according to Hampshire County Registry of Deeds records, though sale prices had been entered for only four of them as of this report.

MARKET OVERVIEW

The registry recorded 15 property transfers for the period. Of those, four carried a recorded sale price, ranging from $140,000 to $350,000, with a median of $226,847 based on those four transactions. The remaining 11 transfers show "price not yet available," which is typical for recently filed deeds; prices generally appear in registry data within about a week of recording. Because the majority of this period's transfers lack price data, the raw count of 15 is the clearest available measure of activity, but it cannot be read as a full picture of market value until additional prices post.

TOP SALES

The highest-priced transaction was 91 Chauncey Walker St., which sold for $350,000 on Sept. 18. The sellers were Jeanette D. Crumb and Peter B. Crumb; the buyer was Citizens Bank NA. Bed, bath and square footage figures were not available in the deed record.

The second-highest sale was 20 Springfield Rd. at $313,695, recorded Sept. 23. The sellers were Drusilla De Veer and Pamela Lynam; the buyers were Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc.

Two transactions tied at $140,000. The first, 101 Old Amherst Rd., recorded Sept. 22, listed sellers Blake E. Harris Jr. and Caitlin E. Dunn and buyer Fourleaf Federal Credit Union. The second, 154 Gold St., recorded Sept. 21, listed sellers Jeremy R. Gemme and Tina L. Agustine and buyer Citizens Bank NA.

In each of the four priced sales, the recorded buyer was a bank or credit union rather than an individual, a pattern visible directly in the deed data for this period.

NEIGHBORHOOD BREAKDOWN

Federal Street had two transfers in the period: 796 Federal St., with Mortgage Electronic Registration Systems Inc. and Stepstone Mortgage Co Inc. as sellers and David and Ellen D. Robinson as buyers, and 639 Federal St., with Wells Fargo Bank NA as seller and Robert J. Miller as buyer. Both lack recorded prices so far.

No other street in this period's data shows more than one transfer. By price tier, all four sales with recorded prices fall under $500,000, ranging from $140,000 to $350,000. The 11 transfers without price data span addresses on Old Amherst Road already counted above, North Washington Street, Keyes Street, Shea Avenue, Ludlow Street, Amherst Road, Daniel Shays Highway, Depot Street and Center Street, with no street-level clustering beyond the two Federal Street transfers.

The period's transfers include at least two condominium units, 50 Center St. Unit 7 and 111 Daniel Shays Highway Unit 47 at Summer Hill Estates, both without recorded prices.
