Few Priced Sales Emerge Among Hadley's October Property Transfers
Hadley's registry of deeds recorded 15 filings in October, but only eight represented actual property transfers, and just two carried a sale price: $64,615 for 5 Mount Warner Road and $200,000 for 11 Sunrise Drive, the month's highest-priced transaction.
HADLEY -- Hadley's registry activity in October was dominated by bank, lender and trust-related paperwork rather than conventional home sales, with only two of the month's recorded property transfers carrying a sale price so far.
MARKET OVERVIEW The Hampshire County Registry of Deeds recorded 15 filings tied to Hadley properties between Oct. 2 and Oct. 31. Of those, eight represented actual transfers of property ownership; the rest were either nominal-consideration transfers within families or trusts, or non-sale instruments such as a discharge, a restriction and an estate affidavit. Only two of the eight property transfers carried a recorded sale price: $64,615 and $200,000. Because fewer than three transfers have confirmed prices, a reliable median cannot be calculated this month. Based on the raw count alone, eight property transfers is a modest volume for the period, and the limited pricing data available means any read on market direction should be treated with caution.
TOP SALES The highest-priced transaction recorded was at 11 Sunrise Drive, where a deed recorded a sale price of $200,000 on Oct. 2. The property transferred from sellers Andrea B. Picard and Paul T. Picard to buyer Citizens Bank NA. Bed, bath and square-footage figures were not available in deed records. The only other transfer with a recorded price was at 5 Mount Warner Road, where a deed recorded a sale price of $64,615 on Oct. 14. The property transferred from seller Jessica Sam Wilde to buyer Mortgage Electronic Registration Systems Inc. (MERS). Bed, bath and square-footage figures were not available. No other transfer recorded this month had a price available yet, including a sale from Holyoke Credit Union to buyers Cornelius G. and Eleanor F. Haley, whose address was not specified in the deed record.
NEIGHBORHOOD BREAKDOWN Mount Warner Road had two deed filings this month: the $64,615 transfer at No. 5 and a pending-price transfer at 133 Mount Warner Road, where Walter J. Czajkowski and Mary T. McNamara transferred the property to Bank of the West. Middle Street also had two filings: an agricultural preservation restriction recorded against land at 8 Middle Street, previously held by the Tolper Family Nominee Trust, and a nominal-consideration transfer at 35 Middle Street from John P. Mish and Jeffrey C. Mish to Leslie E. Mish and Leslie K. Mish. The remaining filings were spread across individual streets, including Plainville Road, Kosior Drive, Huntington Road, Cold Spring Lane, Rocky Hill Road, Hockanum Road, Bay Road, Aqua Vitae Road and Russell Street, with no other street showing more than one recorded filing.
MARKET NOTES Every one of the eight identified property transfers this month listed a bank, credit union, mortgage servicer or loan-related trust as either the buyer or the seller, including Holyoke Credit Union, Greenfield Cooperative Bank, Bank of the West, UMassFive College Federal Credit Union, NewRez/Shellpoint Mortgage Servicing, US Bank Trust NA, Citizens Bank NA and Greenfield Savings Bank. Four filings were nominal-consideration transfers rather than market sales: 3 Rocky Hill Road (Lorraine M. Kieras to her own revocable trust), 32 Hockanum Road (Raymond S. Spezeski and Wilma A. Aiken to themselves as trustees), 233 Bay Road (Maxwell Bloom Pawlishen and Susan N. Pawlishen to Maxwell Bloom Pawlishen) and 35 Middle Street (Mish family members to other Mish family members). Three recorded filings were not property sales: a discharge of assignment of rents at 6 Plainville Road, an agricultural preservation restriction at 8 Middle Street, and an estate tax affidavit tied to 23 Aqua Vitae Road. No bed, bath or square-footage data was available in any deed record, so no price-per-square-foot comparisons could be made, and no property type (single-family, condominium or multi-family) was specified for any transfer.
