Disclosed Worthington Sale Prices Top Out at $150,000 This Period

WORTHINGTON -- Eight property transfers were recorded in Worthington between July 24 and Aug. 22, but only three deeds disclosed a sale price, leaving most of the month's market activity without a public dollar figure.

MARKET OVERVIEW Of the eight recorded deeds, three carried a disclosed consideration amount, ranging from $11,735 to $150,000. The median sale price among those three disclosed transactions was $120,000. The remaining five transfers, a majority of the month's activity, listed no sale price, which is common for certain deed types such as bank-to-bank transfers and homestead filings. With five of eight transfers lacking price data, the raw count of eight recorded deeds does not by itself indicate how active the town's traditional home-sale market was during the period.

TOP SALES The month's highest-priced transaction was 418 Old North Rd., which sold for $150,000 on July 31. James Foley was the seller and Adams Community Bank the buyer. Bed, bath and square footage figures were not available in the deed record. 211 West St. sold for $120,000 on Aug. 21. James O. Mendelsohn was the seller; Georgia Metz and Joseph Metz were the buyers. 1103 Old North Rd. sold for $11,735 on July 27. Jacqueline Howes was the seller. The buyers were the Massachusetts Community Development Block Grant Program and the town of Chesterfield. No other transactions in the dataset disclosed a sale price.

NEIGHBORHOOD BREAKDOWN Old North Road saw the most recorded activity on a single street, with three transfers: 263 Old North Rd. (price not disclosed, Aug. 18), 418 Old North Rd. ($150,000, July 31) and 1103 Old North Rd. ($11,735, July 27). West Street had two recorded transfers: 211 West St. ($120,000, Aug. 21) and 392 West St. (price not disclosed, Aug. 13). The remaining three transfers were single occurrences on their respective streets: 90 Patterson Rd. (Aug. 17), 496 Old Post Rd. (Aug. 14) and 425 Dingle Rd. (Aug. 4), none of which disclosed a price. Among the three disclosed sales, one fell under $500,000 (1103 Old North Rd. at $11,735) and two fell in the $100,000-to-$150,000 range. No disclosed sales exceeded $150,000.

MARKET NOTES Banks appear as parties in several of the month's deeds. Florence Bank was listed as seller in two transactions, at 263 Old North Rd. and 496 Old Post Rd. JPMorgan Chase Bank NA was the seller at 425 Dingle Rd. Adams Community Bank was the buyer at 418 Old North Rd., the month's highest-priced disclosed sale. Two of the eight deeds list "Declaration of Homestead" as the buyer of record, at 90 Patterson Rd. and 392 West St. A declaration of homestead is a legal filing rather than a conventional real estate purchase, and no sale price was disclosed for either. The transfer at 1103 Old North Rd. involved the Massachusetts Community Development Block Grant Program and the town of Chesterfield as joint buyers, indicating a public program's involvement in that transaction. Bed, bath and square-footage data were not available for any property in this dataset, so no price-per-square-foot comparisons could be made.
