Cummington Sales Show Wide Price Range From Under $40,000 To $250,000

CUMMINGTON -- Four properties changed hands in Cummington between Sept. 18 and Oct. 17, with recorded prices ranging from $39,727 to $250,000. Half of the month's transactions have not yet had sale prices recorded by the Hampshire County Registry of Deeds.

MARKET OVERVIEW The registry recorded four property transfers in Cummington during the period, a count too small to characterize as active or quiet in any statistical sense. Of the four, two carried recorded sale prices: $250,000 and $39,727. Based on those two figures, the median sale price was $144,863. The other two transactions, at 17 Clark Rd. and 42 Lilac Ave., show price not yet available in current registry data.

TOP SALES The highest-priced transaction was 34 Tirrell Hill Rd., which sold for $250,000 on Oct. 14. The sellers were listed as Elsewhere and Susan Birch Bannister; the buyers were William and Elizabeth Atwood. No bed, bath or square footage data was available.

The second sale, 12 Brown Ave., sold for $39,727 on Oct. 9. The seller was listed as Stephen M. Shaw (also recorded as Stephen Shaw); the buyer was Mission Loans LLC, with Dart also listed as a party to the transaction.

Two additional transfers recorded during the period, 17 Clark Rd. (sold Sept. 30) and 42 Lilac Ave. (sold Sept. 24), do not yet have sale prices in registry data and are not ranked among top sales.

NEIGHBORHOOD BREAKDOWN All four properties sold during the period are on different streets: Tirrell Hill Road, Brown Avenue, Clark Road and Lilac Avenue. No street-level clustering appeared in this month's data. By price tier, both recorded sales fall under $500,000: one in the sub-$50,000 range and one in the $200,000-to-$250,000 range.
